The Duplex Renovation: Unveiling Our Progress Towards Demo Day

Our journey with the duplex has been a dynamic one, filled with strategic planning and meticulous preparation. For those who might have missed the initial announcement of our exciting duplex purchase, you can catch up on all the foundational details in Episode #64 of our podcast. To truly visualize the potential and scope of this project, we also highly recommend taking a comprehensive tour, including an in-depth video walk-through, which you can find in this dedicated blog post. These resources provide a vital backdrop to understand the significant steps we’ve been taking recently.

Behind the Scenes: Three Key Milestones

The path to a major renovation, especially one as ambitious as our duplex, involves far more than just knocking down walls. We’ve been diligently tackling three crucial areas that are the backbone of any successful home transformation: planning, permitting, and partnership. Firstly, our layout plans have undergone several significant revisions since we first shared that video walk-through many months ago. What began as an initial vision has evolved through thoughtful consideration of functionality, flow, and future living. We’re incredibly eager to unveil these refined plans, which promise to transform the duplex into a modern, efficient, and beautiful living space. However, we’re currently awaiting final approval from the relevant authorities to ensure everything is compliant and ready for execution. Once approved, we can officially finalize these plans with our trusted contractor, paving the way for the physical work to begin. We appreciate your patience and promise to share every exciting detail as soon as we can!

Secondly, navigating the complexities of permits and local regulations has been a substantial undertaking. Understanding and leveraging available programs, such as the specific tax credit program in our county, has been vital for optimizing our investment. We delved into the intricacies and benefits of this program in much greater detail in Episode #34, offering valuable insights for anyone considering similar projects. Adhering to these guidelines not only ensures the legality and safety of our renovation but also offers financial advantages that are crucial for a project of this scale.

Finally, the selection and collaboration with our contractor represent the third pivotal step. This partnership is paramount, ensuring that our vision translates seamlessly into reality, on schedule and within budget. These “behind the scenes” efforts, while not always visible, are the gears turning to propel us towards that exhilarating demo day!

Automating Your Home on a Budget: Smart Solutions Without the High Cost

Who says smart home automation has to break the bank? We’re firm believers in finding clever, affordable ways to enhance convenience and efficiency around the house. Our latest experiments involve simple, low-cost solutions that make a big difference, without requiring a plethora of new smart devices or complex integrations. One such triumph has been the installation of budget-friendly dusk-to-dawn sensors for our outdoor lighting. Below, you can see a glimpse of the $9 photocell sensor I meticulously installed on each outdoor light fixture located outside our garage. Despite the packaging indicating “replacement,” I was adding these for the very first time to previously unautomated lights, and the results were nothing short of impressive—they worked like a charm from day one.

The installation process for these specific sensors did involve a bit of DIY effort. It required carefully drilling a tiny, discreet hole at the top of each fixture and performing some basic wiring. While this might sound daunting, it was surprisingly straightforward for a confident DIYer and, once installed, the sensor became virtually invisible, seamlessly blending into the fixture’s design. The benefit? Our outdoor lights now automatically illuminate at dusk and turn off at dawn, providing both security and convenience without us ever having to flip a switch. This is a perfect example of smart home functionality achieved with minimal investment and a little elbow grease.

For an even simpler approach to outdoor light automation, we also swapped out a few other exterior bulbs for these fantastic $9 Philips LED bulbs that come with integrated dusk-to-dawn sensors. This method is incredibly straightforward: just screw in the bulb, and you’re done! There’s no wiring, no drilling, and no external sensor to worry about. The only reason we had to opt for the separate photocell sensors mentioned above for some of our other exterior lights was due to the fact that those particular fixtures use non-standard bulb sizes. Unfortunately, finding integrated sensor bulbs for those unique sizes proved to be a challenge. However, for any fixture that accepts standard bulb sizes, these all-in-one LED bulbs are an absolute game-changer for effortless, affordable outdoor automation. They illustrate how accessible smart home features can be without a hefty price tag or complicated setup, proving that smart living is within reach for every budget-conscious homeowner.

Mastering the Art of Candle Care: Burn Stronger, Last Longer

Candles add an undeniable warmth, ambiance, and delightful fragrance to any home, but their beauty can be fleeting if not properly maintained. We’ve often wondered how to get the most out of our favorite scents, and thankfully, the experts at House Beautiful have shared some invaluable wisdom. For anyone looking to maximize their candle experience, we highly recommend checking out their article: Seven Tricks To Make Your Candles Last Longer & Burn Stronger. These tips go beyond common knowledge, delving into the science behind a perfect burn.

To summarize and elaborate on some key points, the core of candle longevity lies in a few simple practices: always trim your wick to about ¼ inch before each burn to prevent excessive soot and ensure a clean, even flame. Allowing the candle to burn long enough for the entire surface to melt (creating a “full melt pool”) is crucial to prevent tunneling, which wastes wax and shortens the candle’s life. Avoid burning candles for more than a few hours at a time, as this can lead to overheating and a diminished scent throw. Additionally, positioning your candles away from drafts will help maintain an even flame and prevent wax from melting unevenly down one side. And finally, when it comes to the candles we personally adore, our top picks are soy candles scented with pure essential oils for their clean burn and natural aromas. Specifically, this one and this one are our absolute favorites, delivering exceptional scent and quality that truly enhance our home environment.

Behind the Pages: Insights from HGTV Magazine’s Editor-in-Chief, Sara Peterson

It was an absolute privilege and a highlight for us to host Sara Peterson, the dynamic Editor-in-Chief of HGTV Magazine. She offered an incredible, candid glimpse into the fascinating world of magazine production, sharing the journey from concept to creation with refreshing honesty. Sara truly illuminated what it means to lead such an influential publication in the home and design sphere.

Her insights covered “the good, the bad, and the sweaty” aspects of her role and the magazine industry at large. “The good” encompasses the immense satisfaction of inspiring millions of readers with beautiful homes, innovative design ideas, and practical tips. It’s about shaping trends and celebrating the creativity inherent in personalizing one’s living space. “The bad” often involves the relentless deadlines, the intricate coordination required to bring together diverse teams (photographers, stylists, writers, editors), and the pressure to consistently deliver fresh, engaging content month after month. And “the sweaty”? That refers to the sheer physical effort, the long hours on set during photoshoots, the unexpected challenges that arise, and the hands-on problem-solving required to capture that perfect, aspirational image or tell a compelling story. It’s not all glamour; it’s a lot of hard work and dedication.

This conversation brought back vivid memories of our own experience when our previous home was featured in HGTV Magazine. It was an exhilarating yet intensely detailed process. You can read all about our behind-the-scenes adventure, complete with photographic evidence of what we affectionately dubbed the “aggressive sandwich” (a testament to the meticulous styling and prop placement involved in magazine shoots!), in this unforgettable post. We extend another huge thank you to Sara for sharing her invaluable perspective and making us appreciate the incredible effort that goes into every single page of HGTV Magazine.

Curated Finds: Smart Organization & Entertaining Listens

We’re always on the lookout for ingenious solutions and captivating content that can genuinely enhance daily life, and this segment, “We’re Digging,” is where we share our latest and greatest discoveries. This episode’s picks are all about improving organization and providing engaging entertainment, making your home life smoother and more enjoyable.

A divided turntable organizer filled with various cleaning supplies.

First up in the organization department is the incredibly versatile Divided Turntable. (I stand corrected on its name, but its utility remains undisputed!) Sherry initially deployed this brilliant organizer to conquer the chaotic space under our kitchen sink. Prior to its arrival, cleaning supplies were a jumbled mess, often getting buried and becoming frustratingly difficult to access. This turntable not only brought order but also served as a fantastic nudge for us to pare down and declutter what we truly needed to keep under there. The divided compartments keep everything neatly separated and upright, while the spinning mechanism ensures that every item is effortlessly accessible with a simple rotate. It’s a game-changer not just for cleaning supplies, but also for pantry items, craft supplies, or even bathroom essentials that tend to get lost in cabinets.

Building on the turntable concept, another organizational hero in our home is the Cabinet Lazy Susan. This one Sherry uses specifically for her morning routine essentials downstairs, transforming a potentially cluttered cabinet into an efficient, easy-to-navigate space. From daily vitamins to that distinctive apple cider vinegar she dutifully smears all over her face with cotton balls every morning (hey, #BackOffShesMine, if it works for her!), everything is now within an arm’s reach. The Lazy Susan allows for quick retrieval of items, making morning preparations far more streamlined and less frantic. It’s a testament to how simple tools can make a significant impact on daily routines.

Finally, for your listening pleasure, I highly recommend diving into the wonderfully quirky and genuinely hilarious podcast called Heavyweight. Hosted by Jonathan Goldstein, this podcast follows him as he helps people revisit a moment from their past they wish they could change. It’s a unique blend of humor, introspection, and sometimes surprisingly emotional journeys. If you’re looking to binge-listen, I suggest starting with these captivating episodes: Gregor, Milt, or Kenny. Each one offers a distinct and memorable story that showcases the podcast’s incredible storytelling. Sherry’s favorite so far has been the episode featuring Isabel, highlighting the diverse appeal of the show. Prepare to laugh, ponder, and perhaps even shed a tear or two – it’s truly a standout in the podcast world.
