There are some moments in life that feel destined, like chapters closing and new, exciting ones beginning. Today, we’re thrilled to share one such pivotal moment with you – a story seven years in the making, culminating in the joyous news that we’ve found our next beloved home. Yes, we’ve bought a new house, and the journey to get here has been nothing short of extraordinary.

This isn’t just a house; it’s the culmination of years of dreams, patience, and a dedicated journey in the world of home renovation and DIY.

The Genesis of a Dream: Our First Richmond House Hunt (2006)

Our story truly begins seven years ago, back in the spring of 2006. We had just embarked on a new chapter, moving from the bustling streets of New York City to the charming, historic landscape of Richmond. The real estate market here felt like a breath of fresh air – incredibly spacious and refreshingly affordable compared to what we’d left behind. It was a market that ignited our imaginations and allowed us to truly dream big about our first family home.

We explored numerous neighborhoods, but one immediately captured our hearts. It was an awesome, established area characterized by generous, wooded lots, top-rated schools, and picturesque tree-lined streets where children zipped by on scooters. The community exuded a timeless charm, and we envisioned our lives unfolding within its welcoming embrace. We were captivated by the sweet, character-filled old houses, each whispering tales of the past, but there was a significant hurdle to overcome.

Unfortunately, our financial reality check arrived swiftly. While our savings were robust, the bank viewed our employment situation with skepticism. I was less than two months into a new job, and Sherry was navigating her nascent career as a freelance copywriter. Despite her impressive earning potential, the bank considered her a “newbie self-employed person,” essentially “unemployed” in their eyes. This meant I was the sole name on the loan, effectively halving our buying power. Our dream neighborhood, with its charming but often pricier homes, suddenly felt out of reach. We had to bid goodbye to our initial vision and embrace a different path, leading us to this more modest “looker.”

While that initial financial setback felt deflating, looking back, it proved to be one of the greatest blessings in disguise. Being steered towards a fixer-upper home, one that required significant love and attention, inadvertently set us on the course for this very blog. It taught us invaluable lessons about the advantages of buying a home well within our means, rather than stretching ourselves financially to the limit. By not overextending our budget, we were able to allocate substantial funds towards renovation projects and steadily build our nest egg. Crucially, we never lost sight of that coveted dream neighborhood; we simply put that particular dream on hold, understanding that true opportunities often require patience and strategic planning.

The Next Chapter: Outgrowing Our First Home (2010)

Fast forward another 4.5 years, a period brimming with significant life events: a new puppy joined our family, we celebrated our wedding right in our backyard, our daughter Clara was born, and I transitioned to working full-time from home. Our beloved little 1,250 sq ft ranch, with its single full bathroom, suddenly felt incredibly cramped. Our living space, once perfectly adequate, was now bursting at the seams with the beautiful chaos of family life, prompting us to embark on another house hunt.

“Dream neighborhood, here we come!” we thought. But alas, history had a funny way of repeating itself. This time, I was the financial “deadweight,” having left a salaried job just six months prior to join Sherry in our burgeoning home-based business. The timing, admittedly, wasn’t ideal for mortgage applications. Once again, the bank’s stringent rules regarding self-employment (the dreaded “you-haven’t-done-this-long-enough-for-it-to-count” clause) meant we were approved for a mortgage far below our actual payment capabilities. Despite our proven track record of financial responsibility and diligent savings, the system presented another hurdle.

Yet, this challenge, like the first, dropped another gem of a fixer-upper into our laps. We embraced it, knowing that an affordable home requiring work translated into more exciting projects and, more importantly, more money squirreled away for that “maybe someday” dream neighborhood. Each home became not just a place to live, but a canvas for our creativity and a strategic financial move towards our ultimate goal.

Embracing the Journey: Beyond “Forever Homes”

It’s important to clarify that we never consciously viewed these homes as mere “stepping stones” or rungs on a property ladder we were desperately itching to climb. Even though our fondness for that dream neighborhood persisted from afar, Sherry was initially convinced our very first house would be our “forever home” – a sentiment we even documented on video! When we fall in love with a house, we commit wholeheartedly. However, the profound experience of outgrowing and eventually moving from our first place allowed us to realize something fundamental: we absolutely adore the process of breathing new life into old houses. This passion for renovation and transformation was too fulfilling to limit ourselves to just one project. It was a revelation that redefined our approach to homeownership.

When we moved into our second home, we did so with a much more open and evolved attitude. We committed to soaking up every single second of living there, cherishing the journey and the hands-on process of making it our own. We no longer made bold, declarative statements like “we’ll stay here forever.” This shift in perspective allowed us to fully appreciate the present while remaining open to future possibilities. Admittedly, the end of our time in this house came a bit sooner than we anticipated, halfway through our third year there, but our time since 2010 has been incredibly rich and jam-packed. This home has been the backdrop for three wonderful Christmases, the birthplace of our book from start to finish, and the stage for countless Clara milestones – from crawling and walking to talking and even “Gangnam Style-ing.” This place is by no means a fleeting moment in our family’s history; it has been “home” through a tremendous amount of growth and joy, making our departure bittersweet.

The Unforeseen Discovery: Our Dream Home Appears

Knowing that our current place wasn’t meant to be our final fixer-upper – after all, home renovation is not just our passion, but our livelihood – we found ourselves casually keeping an eye open for potential opportunities. As we tackled the last few untouched rooms on our renovation list, we began to consider properties that could serve as a future rental or perhaps even a “Casa Petersik” for ourselves down the line. We’d occasionally browse real estate listings and drop in on open houses, always with a lingering hope that something would emerge in our price range within that elusive dream neighborhood. Yet, after two previous house-hunting experiences that hadn’t led us there, our confidence wasn’t particularly high.

And then, against all odds, it happened. Seemingly out of nowhere, we stumbled upon the sweetest home – one that clearly needed a lot of love – nestled right in that old, charming neighborhood we’d been “creepily” driving through at least five times a year since 2006, just to admire from afar. This wasn’t just a house; it was a seven-years-in-the-making “house coup” for us. We would have loved nothing more than to take you all on the house hunting adventure with us, as we did last time, but everything unfolded so rapidly. Before we knew it, we were at the closing table, making this long-held dream a reality.

A Strategic Purchase: Financial Wisdom and Immediate Fixes

Thanks to years of diligent saving and patiently stashing away cash, we were able to make a substantial down payment at closing. This strategic financial planning meant that our new house’s mortgage amount is almost exactly the same as our current house’s, with the added bonus of an even lower interest rate. We both spent closing day half-expecting Ashton Kutcher to leap out and scream “You got punked!” but thankfully, everything went smoothly, and the house officially became ours. We’ve even had it long enough to tackle some critical first-priority issues, including fixing a leaking roof, replacing a broken furnace, and hooking up the alarm system – essential steps to ensure the home’s safety and integrity before diving into the more aesthetic renovations.

This house, built approximately 35 years ago, hadn’t seen a single update since its construction. The sellers, keenly aware that its original interior might deter buyers looking for turn-key homes in what is largely an updated community, priced it significantly under assessment. It was over $100,000 less than a comparable house of the same size just down the street. A low-priced fixer-upper in a neighborhood we had literally dreamed about for almost a decade? This was precisely the opportunity we had waited for. Bring on the 70s wallpaper, the dated blue trim, the lumpy carpet, and all the character-filled challenges that await!

More Than a House: Why This Home is Perfect for Us

Beyond the incredible price, the coveted neighborhood, and its glaring need for a rescue, this place is perfect for us in so many other significant ways. It’s nearly the exact same size as our current home, which is a huge “huzzah” for us – no extra square feet to clean means more time for projects and family! The street is beautifully quiet and serene, providing the ideal setting for someday teaching Clara to ride her bike safely. Its proximity to our family remains a huge bonus (perhaps they can keep Clara entertained while we embark on wallpaper stripping adventures!). Most importantly, it presents us with an abundance of new design challenges and creative opportunities, our minds are already spinning with exciting ideas. I mean, hello, we have stairs for the first time in seven years of homeownership – a whole new architectural element to play with!

Interestingly, there’s a charming generational parallel at play. Around our current age, my own parents were moving into their third house, a home they would lovingly inhabit for over three decades. It seems this pattern of seeking out and transforming homes is deeply ingrained in the Petersik blood – a legacy of creating cherished living spaces.

Had we strained our wallets and opted for a larger or more turn-key house back in 2006, our financial trajectory would have been vastly different, and our career path almost certainly would have diverged. So, while we had to wait a considerable while, the journey has imbued this new chapter in our lives with an unparalleled sweetness and profound satisfaction. And who knows, this time, we just might stay here forever…
