The Art of Hardwood Floor Restoration: Repairing and Reviving Historic Pine
Beyond simply refinishing the existing pine flooring, our project presented numerous challenges, including significant repairs and even entirely missing sections that required meticulous attention. Our goal was to seamlessly piece in new sections so they would blend perfectly, appearing as if they had always been part of the original structure. Impressively, they even sourced reclaimed pine from another historic home slated for demolition, integrating it beautifully into our floors. During the sanding process, we uncovered an intriguing characteristic of pine flooring: unlike oak, where deep sanding can typically remove discolorations caused by sun exposure or rugs, these marks tend to permeate deeply through pine wood. This initially surprised us, but we’ve come to appreciate these natural “imperfections” as part of the unique story and century-old character of our floors. Moreover, once furniture, rugs, and cabinets are introduced, these variations will become far less conspicuous, blending seamlessly into the overall design.

Embracing Natural Beauty: The Clear Coat Choice for Pine Floors
Many inquiries have come our way, particularly from Instagram, regarding the stain color we used. The answer might surprise you: we didn’t use any stain at all! After all the patching and meticulous sanding, our choice was a “satin” water-based clear coat. In fact, we applied five clear coats to ensure maximum durability and longevity. This approach allows the authentic, natural color of the heart pine to shine through, showcasing its inherent beauty. Our flooring professionals highly recommended the water-based option, citing its superior performance, significantly reduced odor compared to oil-based alternatives, and its equally durable and beautiful finish, thanks to advancements in formulas over the past five years.
We specifically opted for a “satin” finish over “high gloss” for our wood flooring. While a high gloss can look overly wet or artificial, a satin finish provides a sophisticated sheen when the light catches it, without appearing excessively reflective. It strikes the perfect balance, offering elegance without being ostentatious. Although we could have opted for a darker stain to mask some of the natural color variations inherent in hundred-year-old pine, we wholeheartedly agreed with our flooring experts that the natural look of pine was simply unparalleled. Restoring History: From Floors to Doors
Speaking of celebrating the natural beauty of original elements, we also undertook the restoration of the old doors upstairs. Just like the floors, these doors are crafted from heart pine. However, you might recall them appearing much darker and heavier than our current vision for the space. They were coated in an outdated stain and wax combination that had lost its luster and, oddly enough, had become quite sticky over time, obscuring their true character.

We explored numerous possibilities for these doors, debating between painting them white, a soft gray, a deeper gray-brown, or even a subtle blue-green. After careful consideration, we ultimately decided on professional stripping and then waxing/sealing them. This process was designed to meticulously bring them back to their original glory, allowing their natural heart pine grain to once again take center stage. The result is truly magnificent! Now, these doors radiate a renewed vibrancy, perfectly complementing the freshly restored heart pine floors throughout the house.

For this specialized door restoration, we turned to The Strip Joint, located across the bay in Virginia Beach – a name I’ve helpfully linked here to save you a potentially awkward Google search! Their team did an absolutely incredible job. We carefully removed the doors from their hinges a few weeks ago, and they conveniently picked them up, stripped and sealed them in their workshop, and then returned them to us last week. As an added bonus, they even cleaned and restored all the original doorknobs, which we are eagerly awaiting to reinstall. We’re planning a trip back sometime this week to hang all the doors, along with the bathroom mirrors, and we promise to share more photos of these finishing touches as soon as possible.

Upstairs Transformation: Light, Flow, and Functionality
But let’s circle back to the floors, as this particular view from the upstairs landing truly captivates me. It’s astonishing how profoundly this angle has been transformed. The sense of openness, light, and historical charm is now palpable, making it one of my absolute favorite spots in the house.

To provide a clear context, remember what this area looked like when we first acquired the house. The ceiling was literally crumbling, and the floors on this level had been painted a drab, dark maroon. Consequently, we had never actually seen the beautiful wood hidden beneath all those layers of neglect. The restoration truly feels like discovering a treasure.

Here’s another newly cherished view: the upstairs hallway, a functional addition that has dramatically improved the layout. Recall that two of the upstairs rooms originally featured a cumbersome railroad-style configuration, lacking a central hall or a second bathroom. Creating this hallway was not just an aesthetic upgrade but a colossal improvement in the home’s functionality and flow. With the exquisite, freshly redone floors, it’s now a beautifully integrated and incredibly practical space.

For a further perspective, compare this to the same view during the framing stage – a nostalgic look back at the journey. Notice how dull and muted the floors appeared then! It’s truly remarkable how much of a transformative difference this single update has made. Perhaps its impact is only rivaled by the exterior renovation, where we replaced all the siding and completely changed the house’s exterior from a dusty green-gray to a vibrant pink.

Moving into the middle bedroom, it’s now perfectly prepared for a bed. There’s another subtle area where a rug or bed likely sat for years, causing a slightly darker discoloration in the center of the floor. However, once we furnish the room with a rug and a bed, this minor detail will be beautifully concealed. And finally, we arrive at the back bedroom. The original pocket doors here were charmingly chippy, and our initial thought was to clear-seal them to preserve that aged, rustic character. However, they proved impractical, flaking off paint and creating a mess every time they were slid open or closed. This meant a complete overhaul was necessary: they were fully scraped, primed, and then painted. We chose the same serene color, Riverway by Sherwin-Williams, that we used for the clawfoot tub in the bathroom. While this iPhone photo might make them appear darker, in reality, they match the tub perfectly, providing a beautiful, bold splash of color at the rear of the house.

Illuminating Our Design Choices: Lighting & Details
