Welcome to Our New Home: A First Look & Renovation Vision

Greetings, dear readers! We are absolutely bursting with excitement to share a monumental milestone with you: the first official tour of our new house! While we’re still operating out of local hotspots like Panera for internet access (our new home connectivity is a work in progress!), we couldn’t wait another moment to reveal the blank canvas that has captured our hearts. Yesterday marked the incredible day we officially took ownership, and the feeling is surreal. We know you’ve been eagerly anticipating these interior shots, and trust us, the wait is worth it. What you’re about to see is the ‘before’ – a house brimming with unique character and immense potential, poised for a remarkable transformation.

We managed a quick dash through the empty rooms, camera in hand, to snap these initial photos. Our friends and family were already gathered outside, braving the unexpected snow, ready to help us unload, so speed was of the essence. While a video tour will have to wait, these images offer a candid glimpse into the architectural nuances and design challenges we’re thrilled to tackle. Imagine this: rooms adorned with classic paneling, a charmingly retro yellow and beige bathroom, rich dark wood trim, and a delightful mosaic of different floor choices. There’s brick begging for a fresh coat of paint, intriguing off-centered windows, cozy box-like rooms, and yes, walls that whisper promises of coming down. And for a truly unique touch? A sink proudly residing in the master bedroom. Each of these elements, rather than being obstacles, fuels our creative fire and outlines the exciting journey ahead.

In essence, our excitement to dive into this renovation project is immeasurable. This house doesn’t quite feel like “ours” yet, not until the paint brushes are out, hammers are swinging, and our personal touch begins to emerge in every corner. We owe a tremendous debt of gratitude to the previous owners. They were not only incredibly gracious throughout the entire purchasing process but also extended a warm welcome to the neighborhood a few weeks ago with a lovely party. Their genuine enthusiasm as we discussed our ambitious plans – the colors we envisioned, the walls we dreamed of opening up – made this acquisition an absolute pleasure. Their pride and joy has now become our thrilling new adventure.

The Grand Tour Begins: Our Fixer-Upper’s Initial Charm

The Entryway Transformation: Formal Living to Welcoming Hub

Stepping inside, this is the room that instantly captivated us. Currently configured as a formal living room with a separate dining room nestled behind those charming built-ins, our vision for this space is transformative. We plan to reimagine the formal living area as a more functional and inviting entryway/dining room. This will involve creating a grand, expansive opening on the left wall, seamlessly connecting it to the large, eat-in kitchen beyond. The existing back room, formerly the dining area, will find new purpose as our dedicated home office, complete with the addition of elegant French doors to enhance its functionality and aesthetic appeal.

Kitchen: The Heart of Future Gatherings

Next, we enter the long, eat-in kitchen we previously mentioned. This space is a true renovation canvas, notably featuring an abundance of paneling that we can’t wait to paint, breathing new life into its existing character. Our plans extend to painting the cabinets – though the precise color palette remains an exciting decision in progress – and introducing a grand island, destined to become the central hub for cooking, gathering, and entertaining. The significant opening leading to the new dining room, positioned at the front of the house, will be situated on the right wall in the image below. We envision at least a 5-foot pass-through, designed to create an incredibly airy, expansive, and inviting connection between these key living areas.

From the opposite direction, you can appreciate another feature that drew us to this house from the outset: the generously wide doorways. We are undoubtedly proponents of an open-concept flow, and these existing architectural elements provide an excellent foundation for achieving that spacious, interconnected feel throughout our home.

Connecting Spaces: Hallway & Flow

Continuing with the theme of seamless transitions, here’s another one of those lovely wide doorways that guides you down the main hallway. This particular shot was taken with my back to the master bedroom, facing the front door, offering a clear perspective of the central thoroughfare of the house. We truly appreciate how these design choices enhance the feeling of openness and connectivity.

The Family Living Zone: Comfort and Connection

This is the room destined to become the true heart of our home – our primary living space, where countless memories will be made (assuming we’re not all inevitably drawn to the kitchen, as is usually the case!). In our previous house, we discovered that our formal living room saw very little use compared to the family room. This realization fueled our desire for a larger, all-in-one gathering space in our new home. We longed for a room substantial enough to comfortably accommodate our large family, a sprawling sectional sofa, and other substantial furnishings, rather than relying on two smaller, less functional sitting areas. This generous space promises to be that perfect hub.

We are particularly fond of how airy and spacious this room feels, a quality further enhanced by its generous dimensions and the fantastic sliding doors. One set leads out onto a raised patio, offering seamless indoor-outdoor living, while the other opens directly into the sunroom, bathing the space in natural light and extending the living area even further.

Here’s the view looking towards the kitchen, with your back to that large square window visible two images above. A significant project we envision for this area is transforming the existing fireplace into a double-sided feature, allowing us to enjoy its warmth and ambiance from both the kitchen and the main living room. Furthermore, we aim to widen that connecting doorway to make the kitchen feel even more integrated and harmoniously linked with the rooms flanking it, creating a truly open and cohesive living experience.

The Sunroom: Modern Addition, Integration Challenge

Moving on, this bright and inviting sunroom was a later addition to the house, likely many years after the original construction. Its more modern and pristine aesthetic stands in delightful contrast to the character of the main house, much of which boasts a history spanning half a century. The exciting challenge here will be to seamlessly integrate its contemporary feel with the older charm of the rest of the home, creating a cohesive design narrative that bridges the decades gracefully.

The opposite side of the sunroom presents another intriguing design opportunity: an off-centered window and a prominent dark brick wall. We are incredibly eager to transform this brick, envisioning a fresh, updated look that will brighten the space and align with our overall design aesthetic.

Master Suite Potential: Reclaimed Charm and Unique Layout

Now, let’s explore the master bedroom. This is a truly generously sized room, offering ample space for both relaxation and creative design. A standout feature that immediately caught our eye, and truly makes this space special, are the reclaimed pine floors with their impressively wide planks. They exude a unique character and warmth, and we are incredibly excited to restore and showcase their natural beauty, giving them the love and care they deserve.

On the far side of the master bedroom, you’ll notice a unique feature: a sink. This setup, where the sink is visible directly from the bed, certainly presents an interesting design challenge! To its right, a separate room houses the shower and toilet, while a walk-in closet is situated to the left. Integrating this prominent sink into a cohesive and aesthetically pleasing master suite design will require some creative thinking, but we’re brimming with ideas to achieve a sophisticated and functional solution.

Secondary Spaces: Functional and Inviting

Hall Bathroom: A Nod to Nostalgia

This is the hall bathroom, conveniently located near the other three bedrooms. We were pleasantly surprised by its striking resemblance to the original full bath in our previous house, evoking a sense of nostalgic charm. Thankfully, the tile work here is in significantly better condition, offering a solid foundation for its eventual refresh.

Clara’s New Nursery: A Cozy Corner

Here’s a first look at Clara’s brand-new nursery. It’s almost an exact match in size to her previous room, making the transition feel wonderfully familiar and cozy. We can’t wait to personalize this space to reflect her growing personality.

The Playroom (Future Bedroom): Versatile Space

This middle bedroom is currently designated as the playroom, a vibrant space where imagination can run wild. However, we’re planning for the future; this versatile room is designed to seamlessly convert into another children’s bedroom as our family grows. Its adaptability is a key feature we appreciate.

The Guest Retreat: Welcoming Friends and Family

The Yellow-Beige Bathroom Suite: A Renovation Canvas

Here we have the quaint, character-filled yellow-beige bathroom suite. This area holds a bit of history, as it once served as the master bathroom before the new, spacious master suite and living room extension behind the kitchen were added. This historical context explains why it enjoys its own dedicated bathroom, a unique feature we’re excited to modernize.

We truly cannot wait to embark on the complete renovation of this space, transforming it from its current retro charm into a fresh, contemporary oasis.

The Laundry Room & Mini Mudroom Project

Finally, we have the compact laundry room. Our ambitious plans for this area include maximizing every inch with clever storage solutions and enhancing its functionality to also serve as a mini mudroom. We envision a space that is not only efficient for laundry but also a practical, organized transition zone for daily life.

The Enchanting Exterior: Back & Front

Beyond the interiors, we are particularly drawn to the clean lines and appealing architecture of the back of the house. This distinct aesthetic has inspired us, and we hold aspirations to someday upgrade the front exterior to achieve a similar level of charm and cohesion, creating a harmonious look for the entire property.

A Love Story: How We Found Our Dream Home

So there you have it – our new home! For us, it was genuinely love at first sight, a feeling that only deepened with each discovery. We are endlessly thankful for our incredible buyer’s agent who, despite our initial skepticism, convinced us to even consider viewing this property. Truth be told, we had initially dismissed it outright due to the presence of a carport. This detail, seemingly minor at the time, was almost a deal-breaker for our “anti-carport” stance! However, we later learned a crucial detail: the former owners were generously offering a full credit to cover the conversion from a carport to a proper garage, meaning it wouldn’t cost us a single dime. Seriously, it’s mind-boggling to think we might have overlooked this absolute gem simply because of an initial, preconceived notion. It just goes to show that the world, especially the real estate world, works in truly mysterious and wonderfully surprising ways.

Embracing the Renovation Journey: What’s Next
