Everything You Need to Know Before Replacing Your Roof

We’re thrilled to share the complete saga of our recent roof replacement project, a topic that generated an unexpected surge of interest and questions following our initial announcement last Thursday. Get ready for an in-depth look at our journey, complete with ‘before,’ ‘during,’ and ‘after’ photographs, and answers to all your burning questions. This isn’t just about a new roof; it’s about smart homeownership, strategic planning, and transforming a crucial element of our home’s curb appeal and protection.

The Unveiling: From Drab to Dream Roof

First, let’s take a nostalgic look back at our old roof, which had certainly seen better days. It was a classic example of a “builder-grade” roof from two decades ago: flat, grid-like, and frankly, a bit grungy. It lacked any real dimension or crispness, and its age was becoming increasingly evident.

Upon closer inspection, the truth was undeniable: our roof was on its last legs. The flat, uninspired grid pattern offered little aesthetic appeal, and more critically, it was nearing a point of failure. We’re talking about a roof that was about to start leaking at any moment, a prospect no homeowner relishes. Delaying the inevitable would have risked costly internal damage to our home, making the decision to replace it a clear priority for both structural integrity and peace of mind.

And now, behold our stunning, brand-new roof! We apologize for any inconsistencies in the lighting in these ‘after’ photos; capturing the perfect natural light when you’re working against the sun can be quite a challenge. However, even with varying light, the transformation is truly remarkable, bringing a fresh, modern aesthetic and robust protection to our home.

Savvy Negotiations and Unexpected Gains

Beyond securing a fantastic price for the roof replacement itself, we managed to negotiate some incredible added value. A notable win was arranging for our roofers to haul away a significant pile of demolition junk and old, rotten wood that had accumulated in our garage. This wasn’t part of the initial quote, but a polite, well-timed request made as they were loading the old roof debris into their dumpster proved fruitful. We simply asked if we could add our own unwanted materials to their pile, and they graciously agreed! This clever move saved us hundreds of dollars in separate hauling fees, as we had previously considered hiring a “man with a van” service with estimates ranging from $100 to $300. It’s a prime example of thinking creatively to “kill a few birds with one stone” when you have professionals on-site for a major project. Of course, we ensured we did our part by volunteering to load all the bags ourselves, with John heroically getting on the ladder to toss in approximately twenty garbage bags full of debris.

Another successful negotiation involved the installation of two sleek, low-profile vents on the new roof for a mere $15 each. These replaced our old, visually obtrusive metal “whirly-gigs” that notoriously stuck out so high they were visible from the front of the house (you can even spot them peeking over the roofline in our second ‘before’ picture!). The new vents offer a much more current and modern aesthetic, a significant visual upgrade for just $30 total. We also explored the option of adding a roofline ridge vent, quoted at an additional $325 (as noted by SWS Roofing). However, after consulting with friends and neighbors who had installed them and observed no noticeable difference in airflow, and considering our house already benefits from side vents and awning vents alongside these two new top vents, we determined our attic was already excellently ventilated. This decision saved us money without compromising on essential ventilation.

Behind the Scenes: The Hard Work Unfolds

As avid fans of progress shots, we couldn’t resist sharing a glimpse of the dedicated crew hard at work on our rooftop. Despite the sweltering 90-degree weather, they powered through, demonstrating incredible professionalism and efficiency. Their tireless efforts ensured our new roof was installed perfectly, while Clara and John entertained themselves indoors with this! It’s truly amazing to witness the skill and sheer physical exertion that goes into a professional roof replacement.

Your Roofing Questions, Answered!

Now, let’s dive into the array of questions you sent our way following our initial announcement last Thursday. These insights should help any homeowner planning a similar project.

How Did You Save for This Major Home Improvement?

For over 24 months, we diligently saved for this day. We knew a new roof was on the horizon; while ours wasn’t actively leaking yet, most of our neighbors had already undertaken replacements. Our home inspector, back when we moved in during 2007, had estimated our old roof had only about 3-5 years of life left. The urgency became more apparent when we discovered compromised areas over our sunroom, leading to water collection in our ceiling fan’s glass bulb cover – a dangerous combination of water and electricity. Addressing this proactively was crucial. Thankfully, our consistent savings strategy allowed us to confidently pull the trigger on this significant investment before the stormy hurricane and acorn-pelting season hit full force, which surely would have spelled the end for our old roof within months. Planning ahead and creating a dedicated savings fund for major home repairs is paramount to avoiding financial stress and emergency situations.

Did Being “Young House Love” Get You a Special Deal?

This was a recurring question, with one commenter even suggesting, “I hope this company gave you a discount because they will receive a lot of leads from your blog. Mr. Sanders (your floor guy) said 50% of his business comes from your website.” That was certainly news to us! Mr. Sanders, whose excellent work sanding and staining our floors we wholeheartedly endorsed, genuinely impressed us. We’re thrilled to hear our recommendation translated into significant business for him, as he truly deserves all the praise for his amazing work. That’s precisely what should happen when someone delivers exceptional service.

However, to directly answer whether we received any special treatment or a discounted rate due to our blog’s influence: absolutely not. We were actually offered a free roof by two companies, but we politely declined. Our policy is to never mention our blog when soliciting estimates from local businesses. Instead, we contact numerous reputable companies found through online searches, phone books, and personal recommendations from friends and family, always aiming to find the best professionals for the job at a fair price. We find it uncomfortable to promise “good press” or “lots of referrals” in exchange for services. We prefer to pay for work just like any other homeowner. In fact, most professionals working on our house have no idea about our blog, and we prefer it that way. This approach ensures that any positive endorsement we give is truly earned and reflective of their consistent quality, not just an effort to impress us for a review. We were genuinely pleased with the company we chose for this project, a testament to their inherent professionalism.

Why Didn’t You Tackle This as a DIY Project?

While we love taking on our fair share of DIY projects, especially those that sound exciting like gutting a bathroom, we deliberated extensively about the roof replacement. Ultimately, we concluded this wasn’t a project we could tackle ourselves this time around. The critical factor was the imminent risk of our old roof leaking and potentially causing significant damage to our house and its contents. Roofing is a complex, physically demanding, and often dangerous job, best left to experienced professionals. Our decision was further validated when several professionals who came for estimates were stumped by the flat roof section over our sunroom, reinforcing our belief that this was beyond our DIY capabilities. We’d been saving diligently for a long time, and we firmly believe in getting multiple estimates to find the most qualified professionals at the best price. While one estimate came in at nearly $10,000, we chose a highly reputable, fully insured, family-owned local business with nearly 60 years of experience, whose bid was roughly half that price. Their expertise and longevity in the business gave us immense confidence.

What Kind of Roof Did You Choose?

We opted for a 30-year dimensional roof, specifically using GAF shingles. This choice significantly enhances the house’s definition and protection, a substantial upgrade from the 20-year flat roof it replaced. Many roofing experts advised us that while a 20-year flat roof might save around a thousand dollars upfront, dimensional shingles are far more in demand, offering superior curb appeal and thus, better resale value. Furthermore, gaining an additional ten years of life from the roof means less waste and less future hassle, making it the smarter, more sustainable long-term choice. For the color, we selected “Pewter Gray.” We had observed this shingle color on other similarly toned brick homes in our area and were captivated by its sophisticated look. This observational method allowed us to make our color choice with complete confidence, modeling our decision after favorite examples we’d seen.

Why Not a White or Lighter, More Reflective Roof for Eco Benefits?

We extensively researched light-colored, energy-efficient “cool roofs,” which are designed to reflect heat and light rather than absorb it, potentially leading to a cooler home and lower energy bills. However, every expert we consulted unequivocally stated that our property’s heavy tree cover and dense shading rendered any potential energy-saving benefits from a lighter roof color undetectable. They also highlighted a practical drawback for heavily wooded lots like ours: lighter roofs are far more prone to showing stains and discoloration caused by falling leaves, sap, and other debris from the trees. In contrast, darker roofs tend to conceal these blemishes much more effectively, which can actually extend the perceived aesthetic life of the roof and keep it looking better for longer. In our specific situation, a darker roof emerged as the more eco-conscious decision, leading to less waste and a longer-lasting, visually appealing roof.

Why Not Solar Panels?

The reasoning for not installing solar panels is precisely the same as for avoiding a lighter-colored roof. Our property is simply too heavily shaded to derive any meaningful energy-saving benefits from solar panel installation. While we admire the concept of solar energy, it was unfortunately not a viable option for our home’s unique environmental conditions. Sniffle.

Why Not Metal or Slate Roofing?

We admit, metal and slate roofs possess an undeniable charm that captivates us. We even fantasize about their aesthetic appeal! Consequently, we obtained several quotes for both options. While undeniably gorgeous and incredibly durable, these premium materials came in at two to ten times the cost of shingles. Beyond the prohibitive expense, installing a metal or slate roof would have priced our house significantly above the neighborhood’s value. In our area, shingle roofs are the established standard. We understood that we would never recoup the substantial investment of a metal or slate roof because it simply doesn’t align with local market expectations. So, despite their amazing beauty and longevity, these options were regrettably beyond our budget and incongruous with our neighborhood’s property values.

And there you have it: a brand-new roof, meticulously planned and executed, alongside comprehensive answers to all your excellent questions. We hope this detailed account provides valuable insights for anyone embarking on their own roofing journey. Is anyone else currently undertaking a roofing project at their home? Was anyone brave enough to tackle their own roof replacement as a DIY? And aren’t you incredibly proud that I managed to resist the urge to incorporate any “raise the roof” puns into this entire post? John certainly is!
