We’ve even encountered experts in publications like House Beautiful suggesting kitchen renovations can range from a staggering $60,000 to $400,000!

Thankfully, our duplex kitchen project costs were nowhere near those upper echelons. However, reflecting on the process, we can certainly identify areas where we could have tightened our budget even further. Our goal with these duplex kitchens was to create highly functional, aesthetically pleasing spaces that would appeal to renters, balancing durability with modern design without breaking the bank. This often means making strategic choices about where to save and where to splurge, an exercise we’ll walk you through in detail.

The budget breakdown presented below includes all the primary components for each kitchen, excluding general renovation expenses that applied to the entire duplex, such as new drywall, comprehensive electrical and plumbing overhauls, and floor refinishing. While these elements are undeniably crucial to a functional kitchen, they were integrated into the broader house renovation budget, making it impractical to isolate their exact kitchen-specific costs. The following detailed cost breakdown is for one side of the duplex kitchen, as both units are mirror images and incurred essentially identical expenses. It’s important to note that this list does not include labor costs because we completed all these projects ourselves. While cheaper alternatives certainly exist, particularly for a rental property, our personal experience with quartz has been overwhelmingly positive. Given these benefits, even though it was an area where we could have significantly cut costs, we’re incredibly pleased with our decision to invest in quartz for its longevity and aesthetic appeal.

Appliances, on the other hand, presented a slightly different scenario. While we don’t regret our selections, we can identify clear opportunities for saving money if our priorities had been purely budget-driven.

For instance, opting for white appliances instead of stainless steel would have immediately yielded savings across the board. However, stainless steel continues to be a strong indicator of a modern, updated kitchen for most people, and we felt its sleek appearance would significantly elevate the perceived value and appeal for our rental guests. We also chose a slide-in range, which typically costs more than a standard freestanding model. Similarly, while there were less expensive refrigerators available, many included ice makers or water dispensers – features we deliberately avoided. In a rental property, these components introduce potential leak points and maintenance concerns; for example, a power outage could lead to a melted ice maker flooding the floor if no one is present to intervene. Simplicity and durability were key considerations for these appliances.

Surprisingly, the biggest budget consumers within the appliance category were the items we purchased directly from Ikea: the integrated vent hood and dishwasher. Why the higher cost? Because we deliberately chose versions designed to be built-in and hidden behind cabinet panels, ensuring a seamless, high-end look. For example, Ikea’s in-cabinet recirculating hood came in at $500 – a significant sum. While we are ultimately pleased with the integrated result, it’s a stark reminder that a more visible, under-cabinet hood (like this one, priced at just $50!) would have saved us several hundred dollars. It’s a trade-off between minimalist aesthetics and raw cost.

Similarly, Ikea’s most affordable option for a cabinet-fronted dishwasher was $750. In hindsight, this is likely the most we’ve ever spent on a dishwasher, especially considering it’s for a rental property we don’t personally inhabit! While standard dishwashers from other retailers offer much lower price points, our decision to splurge on integrated models was driven by the desire for a cohesive design. Since these kitchens are immediately visible upon entering the front door, we wanted to avoid interrupting the continuous line of lower cabinetry with a prominent stainless steel or white dishwasher front. The investment was made for the visual flow and upscale feel it provided.

Ultimately, these were deliberate design decisions we don’t regret, as the seamless look significantly enhances the overall aesthetic. However, from a purely budgetary perspective, these specific choices highlight areas where a compromise on the integrated design could have resulted in considerable cost savings.

As noted earlier, several overarching renovation costs are not included in the $8,491 total for the kitchen-specific items. These include flooring, general plumbing, and electrical work. To give you a more complete picture of what a similar project might entail if you were hiring professionals, let’s look at some estimated labor costs based on our past experiences:

Flooring Refinishing Costs

We typically budget around $3.50 per square foot for professional hardwood floor refinishing. Given that each duplex kitchen measures 11.5 feet by 10 feet (totaling 115 square feet), the estimated labor cost for refinishing just the kitchen portion of the floors would be approximately $402. Adding this to our initial kitchen total brings it to: $8,893.

Electrical Work Estimates

Electrical costs can vary wildly depending on the scope of work. For our first house’s kitchen renovation, we paid $900 for electrical work, while for our second house, electrical costs were $455. Both projects could have been far more expensive had extensive rewiring been necessary. However, when you’re completely gutting a room and removing all drywall, as we did in the duplex, electrical work often becomes much more affordable. With open walls, electricians have easier access and can run new wiring far more quickly. Taking a midpoint average from our previous projects, an estimated $700 for electrical labor for one kitchen seems reasonable. Adding this to our running total brings it to: $9,593.

Plumbing Fees

Our initial two kitchen remodels didn’t incur significant plumbing costs since fixtures remained in their original locations. However, in our current home, we paid our plumber $650 to relocate the sink and dishwasher, install a new water line for the refrigerator, and extend our gas line for a new gas stove. While magazines often warn of exorbitant costs for moving plumbing fixtures, we were pleasantly surprised that changing our entire kitchen layout cost only $650 – an investment well worth it for the improved functionality!

For the duplex kitchens, with open walls providing superior access, plumbing work was relatively simpler and therefore more affordable. We estimate around $500 for plumbing fees to connect the sink (remember, no fridge water line or gas stove here, keeping things straightforward). Assigning this $500 plumbing labor fee brings our total estimated kitchen renovation cost to: $10,093.

Is a $10,000 Kitchen “Cheap”? Evaluating the Value Achieved

Is a $10,000 kitchen renovation considered “cheap”? Not necessarily, but it represents an incredible value considering the scope of work. We transformed an empty shell of a room into a fully functional and beautifully appointed kitchen, featuring two full walls of brand-new cabinetry, luxurious quartz countertops, a complete suite of new appliances (including a slide-in range, a built-in dishwasher, and a hidden range hood), accent tile extending to the ceiling, and gleaming refinished hardwood floors. We are especially grateful for hidden gems like the original brick chimney and the existing hardwood floors, which added immense character and value to the space without incurring additional direct costs.

Speaking of the duplex, for everyone who’s been inquiring about fall bookings: we recently released some dates, and nearly all of them are now reserved!
