Duplex Transformation & First Guests: A Real-World Trial
Our journey to transform this duplex into a welcoming retreat has been a labor of love, spanning well over a year and a half. Every decision, from structural changes to the smallest decor details, has been made with the vision of creating a comfortable and memorable experience for our guests. Finally, the day arrived for its true test: hosting its first overnight visitors. This wasn’t just any test; it was a deeply personal one, as our own family members stepped in as inaugural guests, providing invaluable feedback before our first Airbnb bookings commence in June.
The moment we saw the kitchens bustling with activity, the bedrooms providing restful sleep, the dining tables gathering loved ones, and even the outdoor showers being enjoyed, a wave of exhilaration washed over us. It was a profoundly rewarding feeling, witnessing our vision come to life and seeing the spaces we meticulously designed being used and appreciated. This initial stay was crucial, revealing aspects of the guest experience that only real-world use can uncover. It helped us fine-tune everything from essential amenities to the smallest conveniences, ensuring that every future guest enjoys a seamless and delightful stay.

While the overall feedback was overwhelmingly positive, our family’s stay highlighted a few overlooked items that are absolutely essential for a top-tier guest experience. It’s easy to miss seemingly obvious details when you’re managing a major renovation, but these insights are gold. Here’s a rundown of the practical improvements we’ve implemented:
- Coffee Corner Essentials: We’re providing quality coffee grounds, but our guests needed a precise coffee scoop for perfect measurements and convenient sugar packets. These small additions elevate the morning routine.
- Kitchen Comfort: For culinary endeavors, we quickly realized the need for practical silicone spoon rests. Their non-scratch and heat-resistant properties protect the stovetop, making cooking mess-free. Our existing utensil set was missing crucial items, so we’ve added versatile silicone spatulas and pancake flippers, essential for any breakfast lover.
- Serving with Style: Hosting often involves celebratory treats. We learned the hard way that a fork simply won’t do for delicate desserts. Enter cake/pie cutters/servers – a simple tool that makes serving desserts elegant and effortless.
- Tech & Entertainment: In the age of streaming, lost remotes can be a major headache. We’re now stocking extra remotes for our TVs to ensure uninterrupted entertainment.
- Outdoor Living: The duplex features lovely patio sets, but guests often want ease of use. Instead of retrieving cushions from a shed, we’ve invested in durable outdoor furniture covers for our patio sets. Guests can simply remove the cover and enjoy the space instantly, enhancing the appeal of outdoor dining and lounging.
- Thoughtful Touches: And for a touch of discreet comfort, we’ve added a subtle bathroom air freshener. It’s a small detail that speaks volumes about guest consideration.

Exploring a Potential Rental Property: A Second Chance?
- Last fall, we seriously considered purchasing a particular house in our neighborhood as a long-term rental investment. While it had many appealing qualities, ultimately, it wasn’t the right fit for our specific criteria at the time. However, life often brings unexpected twists! This very property has recently resurfaced on our radar with some rather surprising news, prompting us to re-evaluate its potential. This unexpected development has reignited our interest, and we’re exploring what these new circumstances could mean for our investment goals. For those curious about our initial assessment and why we passed on it then, you can dive into our original conversation in Episode #114.
Tackling Everyday Annoyances: From Tissue Boxes to Toilet Paper
The Perpetual Problem of the Prettiest Tissue Box
Who knew something as mundane as a tissue box could be such a source of frustration for home decorators? We recently embarked on a mission to buy tissue boxes for the duplex, and it quickly devolved into a full-blown rant. While we appreciate a pop of pattern and color in a simpler bathroom design, our duplex features vibrant floor patterns and distinctive painted doors. In such a space, we desperately sought something subdued, a neutral design that would blend seamlessly rather than clash. To our astonishment, finding simple, unobtrusive tissue box designs proved nearly impossible. The typical four-packs often contain a mix: two toned-down designs we might like, paired with two that are aggressively bold and completely unsuitable for our aesthetic. This lack of subtle options forced us to get creative.

Our solution? A charming, house-shaped tissue box cover. This ingenious little accessory allowed us to “neutralize” the visually jarring designs of standard tissue boxes throughout the duplex. When we purchased them, they were a steal at $6.90 each, offering a budget-friendly way to maintain our desired aesthetic. Unfortunately, as often happens, the price has since risen to $14 – still a good value, but double what we initially paid. Even at this higher price point, it’s significantly less than some of the more elaborate woven tissue box covers Sherry explored, which ranged from a hefty $30, to $40, and even a staggering $100! While a $17 teak option caught our eye as a beautiful alternative, the cost quickly adds up when you need six of them, totaling over $100. This brings us back to our simple plea: why is it so hard to find a multi-pack of subtly designed tissue boxes, perhaps with linen-like textures or muted woven patterns printed directly onto the cardboard? Is anyone listening?

The Legend of the Forever Roll: A Game of Thrones Sized Solution
Speaking of paper products, you simply must see the Forever Roll. It arrived shortly after we recorded the podcast episode, and the sheer scale of it is astonishing. WOW. Just wow.

Above, you can clearly see the standard “Double Roll” that typically graces our household bathrooms on the left. On the right, behold the behemoth that arrived as part of the Forever Roll starter pack. We initially purchased this as a hilarious gag gift for a friend who won our Game of Thrones finale episode bet. The idea was simple: with a roll this massive, he’d literally never have to leave his “iron throne.” To complete the jest, I even photoshopped an image to adorn the outside of the gift box, tying it perfectly into our Game of Thrones theme. It’s a testament to solving a common household annoyance (frequent toilet paper changes) with an almost comically oversized, yet surprisingly practical, solution.

We’re Digging: Practical Finds Under $25
The Ultimate Beach & Grocery Companion: The Freezable Bag
This summer, we’re all about convenience, especially when it comes to beach trips or grocery runs. We discovered this incredible freezable grocery bag (we snagged ours in the “Fresh Stripe” design) after seeing my sister rave about hers. It’s a game-changer! What makes it so brilliant? It’s simple, incredibly affordable at just $25, and the entire bag folds flat to be stored directly in your freezer. This means it’s always ready to go, ensuring your snacks, drinks, or groceries stay perfectly chilled for hours. No more fumbling with ice packs or warm lunches at the beach!
We love that its “Fresh Stripe” pattern perfectly complements our existing beach chairs. For those looking to upgrade their beach gear, you can find our durable and comfortable beach chairs here in the “ocean stripes” colorway. These chairs have truly stood the test of time, proving far more robust than many others we’ve purchased in the past.

Illuminating Dark Spaces: Motion-Activated Puck Lights
Closets often suffer from poor lighting, making it a frustrating experience to find what you need. Our solution? These fantastic motion-activated puck lights. Naturally, we opted for the warm white version to maintain a cozy ambiance. Sherry rightly points out they aren’t the brightest lights on the planet, but for a mere $18 for a three-pack, their utility is unparalleled. The motion activation works remarkably well, illuminating the space the moment you open the door and automatically turning off after a few seconds of no movement, saving energy.
In our coat closet, we’ve strategically placed two of these lights on the inside of the door frame, ensuring they cast ample light on the items we’re searching for. The third is positioned on the opposite side, completing the illumination. They are incredibly versatile, offering multiple installation options: they can be screwed in for a permanent fixture, attached via magnet (perfect for metal surfaces like old alarm boxes), or simply stuck with the included 3M adhesives for a quick and damage-free solution.

For context, our coat closet already has a hardwired fluorescent light. However, its placement is quite awkward, and when we replaced it years ago, our options were limited. It had to have its own on/off switch, as there isn’t a wall switch inside the closet itself. I now suspect it might even be an under-cabinet light, repurposed. The switch, which is tiny, is tucked way back into the left-hand corner, making it notoriously difficult to locate in the dark. This is precisely why the motion-activated puck lights have been such a welcome, low-cost upgrade, providing instant, hassle-free light without fumbling.

On the metal electric box, a relic from the house’s old alarm system, you can see one of the puck lights securely attached. The magnetic option proved incredibly convenient here, demonstrating the adaptability of these clever little lights.
