Let’s dive right into the heart of our selling journey: our unique approach to home staging and preparation. We received numerous insightful questions from our readers, two of which perfectly capture the essence of this topic:
“Did you stage your current home to sell it? I’d be interested to hear if you’ve made any small changes/put things in storage in order to make it seem less personal to potential buyers.”
“Would you be willing to share your For Sale flyer (obviously without any too-personal details like price and address)?
These questions highlight a common dilemma for home sellers: how much personalization is too much, and what role does effective marketing play? For us, the process began with a well-crafted “For Sale” flyer. This isn’t just a piece of paper; it’s your home’s initial handshake with a potential buyer, a concise yet compelling summary of its best features. We meticulously designed a double-sided flyer in Photoshop, omitting sensitive details like our address, precise pricing, and personal contact information for privacy. However, it served as an invaluable tool for potential buyers to take home and review, reinforcing their interest after a showing. Below, you can click on the images to view both sides of our flyer in greater detail, offering a glimpse into how we chose to highlight our home’s unique appeal. A professionally designed flyer can significantly boost buyer interest and retention.

Our approach to home staging might diverge from the conventional wisdom often preached in real estate circles. While many experts advocate for a complete “neutralize and de-personalize” strategy – painting rooms in bland tones and removing all personal photographs – we’ve found a different path to success. This traditional method, which suggests stripping a home of its character to allow potential buyers to project their own lives onto the space, simply isn’t a philosophy we wholeheartedly subscribe to. We successfully sold our first house by owner without adopting this sterile approach, and it proved effective once again for our recent sale. Our method embraces the existing charm and personality of the home.
Instead of aiming for a blank canvas, we believe there’s immense value in showcasing a home’s inherent warmth and inviting atmosphere. When potential buyers walked through our doors, for instance, our signature frame hallway remained fully intact. We intentionally chose to let its personality shine, believing that a home should feel lived-in and loved, not like a showroom. Our reasoning is simple: a beautifully curated, cozy, and personal space can often “speak” to a prospective buyer on a deeper emotional level than a stark, stripped-down house ever could. It allows them to envision the potential for happiness and comfort within those walls, rather than just seeing a structure. This personalized staging strategy can create a stronger emotional connection.

However, our preference for maintaining a home’s character doesn’t imply a lack of effort before showings. On the contrary, while we didn’t remove personal touches, we meticulously focused on ensuring every aspect of our home looked its absolute best, radiating care and readiness. This approach emphasizes enhancement rather than eradication. Here’s a detailed breakdown of our essential pre-showing checklist, designed to maximize appeal without sacrificing personality, offering practical tips for home sellers:
- Revitalizing the Lawn and Garden: Enhancing Curb Appeal
Several weeks prior to listing, we proactively over-seeded the lawn. This seemingly small step, combined with nature’s assistance through rain, ensured our grass appeared lush, vibrant, and impeccably green. First impressions are critical, and a well-maintained lawn instantly conveys that a home is loved and cared for. Furthermore, we refreshed all garden beds with new mulch and introduced a selection of colorful annuals. This not only significantly elevated our home’s curb appeal but also sent a clear, positive message to prospective buyers: “This house is meticulously maintained and move-in ready.” A vibrant exterior suggests attention to detail throughout the entire property, signaling quality from the moment buyers arrive.

- Strategic Decluttering & Organization: Maximizing Space and Functionality
While we didn’t de-personalize, we certainly decluttered and organized with purpose. This meant tidying every visible and semi-visible storage area, including closets, the attic, and the basement. The goal was to ensure that any nook or cranny a potential buyer might peek into appeared functional, well-managed, and certainly not “stuffed-to-the-gills.” Organized storage spaces imply ample room for a buyer’s belongings and reflect a sense of order throughout the home, highlighting its storage potential and making it feel more spacious. - Spotless Surfaces: The Power of Pristine Cleanliness
Immediately before each showing, we performed a thorough wipe-down of all kitchen and bathroom counters. Beyond just cleaning, we quickly polished faucets with a pleasant-smelling cleaner, like Mrs. Meyers, to ensure they gleamed and emitted a fresh, clean aroma. The subtle scent and visible sparkle contribute significantly to a buyer’s perception of a well-cared-for and hygienic home, often an unconscious but powerful factor in their decision-making. - Highlighting Key Features: Showcasing Unique Flooring
To truly emphasize the unique cork flooring in our kitchen, we temporarily rolled up and stored the area rug from the cooking zone at our new house. This simple action allowed the distinctive, warm cork floors to be fully visible and appreciated, demonstrating a commitment to highlighting the home’s quality features and adding perceived value.

- Exterior Maintenance: Polishing the Outdoor Spaces
Just like the interior, the exterior demands attention. We ensured the grass was freshly mowed and utilized a leaf blower to clear the driveway, patio, and deck of any stray pollen, twigs, leaves, or acorns. A clean, manicured exterior seamlessly extends the welcoming feel from the curb to every outdoor living space, reinforcing the idea of a well-maintained property. - Invisible Repairs: The Impact of Paint Touch-Ups
Even minor scuffs and marks can detract from a home’s pristine appearance. We diligently touched up any paint chips or scuffs found on doorways, baseboards, and walls. These small, often overlooked details collectively contribute to a feeling of newness and meticulous upkeep, signaling that the home has been thoughtfully maintained and is ready for its next owner.

- Thoughtful De-Personalization: Addressing Niche Concerns
While we embraced a personal home, we made specific exceptions for items that might not appeal to all buyers. For instance, Burger’s (our dog’s) food and water bowls, typically stored in our walk-in closet, were temporarily tucked away. We recognized that some non-dog owners might find these items less inviting and wanted to create an environment where every visitor could comfortably envision themselves living there. Similarly, in the hall bathroom, we removed Clara’s bath toys, potty seat, and sink stool. Our aim was to prevent the space from being perceived solely as a “kids’ bathroom,” thereby broadening its appeal to buyers without children. However, we did leave other children’s toys neatly organized in baskets in the living room, nursery, and playroom, as these were easily overlooked or seen as charming additions rather than distractions. - Maximizing Perceived Space: The Absence of Bath Mats
In every bathroom, we removed the bath mats to instantly make the spaces appear larger and to proudly showcase the beautiful tile flooring beneath. During showings, bath mats can often look worn or stepped-on, which detracts from the overall cleanliness and aesthetic. Removing them ensures a sleek, expansive look, allowing the true beauty of the bathroom to shine.

- The Grand Sweep: Comprehensive Cleaning Protocol
This is perhaps the most fundamental step: a thorough vacuuming, dusting, and general tidying of every room. This often involved a last-minute dash with our toddler, Clara, singing the “clean up song” countless times as we swiftly organized toys into bins and baskets. A sparkling clean home conveys readiness and allows buyers to focus on the home’s features, not its current inhabitants’ clutter, making it feel move-in ready. - A Welcoming Entrance: The Clean Front Door
The front door is the threshold to your home, and its appearance sets the tone. Despite being glossy and yellow, our front door had accumulated a haze of pollen. A quick five-minute scrub with a damp rag and a bit of mild soap (like Mrs. Meyers) made a remarkable difference, restoring its vibrancy and creating an inviting first impression. This simple act dramatically enhances curb appeal and buyer perception.

- Facilitating Exploration: Ensuring Basement Access
To encourage thorough exploration, we intentionally left the separate entry basement door unlocked during showings. This proactive step ensured that prospective buyers could easily access and evaluate that crucial space without the inconvenience of having to find a key or feel restricted. An easily accessible basement suggests transparency and confidence in the entire property, allowing buyers to fully assess its potential. - Clear Communication: Highlighting Features with Notes
Sometimes, key features can be subtly hidden or easily overlooked. To address this, we placed a small, polite note on the microwave cabinet in the kitchen, stating: “There’s a vented microwave in here!” This simple, clear communication guided buyers to a valuable appliance feature, ensuring they didn’t miss it and appreciated the thoughtful amenities. - Inviting Outdoor Living: Staging the Deck
Even though our deck furniture was slated to move with us, we temporarily staged the deck with a colorful runner on the table and a few cups. This created an immediate “sit-right-down” vibe, helping buyers envision themselves enjoying the outdoor space. Adding these small touches enhances the perceived value and usability of outdoor areas, maximizing their appeal.

The good news is that many of these preparatory tasks, particularly the larger ones like over-seeding the lawn or organizing major storage areas, only required a single effort before the first showing. Maintaining this level of readiness for subsequent viewings then became a much more manageable routine. Of course, the logistical challenge of coordinating a toddler and a dog out of the house promptly before each showing presented its own unique brand of hectic, but we truly feel fortunate this time around, having only three showings compared to the fourteen we navigated during our previous home sale! This speaks volumes about the effectiveness of our strategy and perhaps the current market conditions, proving that thoughtful preparation can minimize disruptions.
Selling a home, whether you adopt a traditional staging approach or a more personal one like ours, is a significant undertaking that requires planning, effort, and attention to detail. Every decision, from how you present your living spaces to the clarity of your property information, contributes to the buyer’s experience and ultimately, the success of your sale. We hope our experiences and detailed checklist provide a valuable roadmap for those of you contemplating putting your own homes on the market, giving you confidence in your home selling journey.
