Our vision is to create a truly special coastal retreat, a place where memories are made and the joy of beach living can be fully embraced. This isn’t just a renovation; it’s a complete reimagining of a space with incredible potential, nestled in a beautiful location that calls for thoughtful design and practical solutions.

A Visual Introduction: Step Inside Our Beach House “Before”

Before we dive into the blueprints, how about a guided tour? We’ve put together a video walk-through, captured during our very first visit after officially closing on the property. This raw, unfiltered look will give you a true sense of the house’s initial state – complete with all the charming “leftovers” that conveyed with the sale. It’s certainly rough around the edges, but for us, this untamed quality only amplified our excitement. In fact, our initial “archeological digs” (which mostly involved filling dumpsters!) revealed some truly fun and unexpected discoveries that only added to the project’s allure.

Understanding the Baseline: The Current Floor Plan & Its Challenges

Now that you’ve had a visual introduction, let’s explore the current layout from an aerial perspective. Below is an approximate floor plan we drafted in Photoshop. While it’s not perfectly to scale, it provides an accurate representation of the existing approximately 1,800 square feet. Currently, the house officially boasts two bedrooms, though we’ve generously labeled a third on the plan, as it merely lacks a closet to be considered a proper bedroom. We also extended our generosity by labeling the extremely rough, enclosed porch spaces as “bonus rooms.” These spaces currently feature hand and even head-sized openings directly to the outside world – a testament to the extent of work required. Realistically, in their current state, they don’t count towards official square footage. In fact, one could argue that very little of the house truly qualifies as “countable” space, given its lack of functional heating, cooling, plumbing, and workable electrical wiring.

Despite these significant challenges, the core floor plan offers a good starting point. Our primary goals for improvement include creating a more functional and aesthetically pleasing kitchen, and significantly increasing the sleeping capacity. Our ideal scenario is to accommodate two families comfortably – our own, plus a guest family. We envision a fun, communal sleeping arrangement for kids, perhaps utilizing bunk beds, sleeping bags, or air mattresses, much like we experience at my parents’ beach house. That shared, relaxed atmosphere is central to the beach house experience we aim to cultivate.

Early Inspirations: Our First Thoughts on Renovation

A stroke of luck came our way before we even made an offer: we had the opportunity to tour a nearly identical house next door that had already undergone a full renovation. This peek into a transformed version of our future home provided invaluable inspiration and laid the groundwork for our initial ideas. Based on what our neighbors achieved, here was one of our first comprehensive plans for updating our floor plan:

We highlighted several key changes that seemed promising at the time:

  1. Functional Mudroom: Our neighbors had converted their enclosed side porch back into an open one, but we saw a different potential. For a beach house, a dedicated mudroom is essential. This space would serve as a crucial transitional zone, effectively capturing sand and managing beach gear. We envisioned ample towel hooks, shoe baskets, and practical, easy-to-clean surfaces. Crucially, it would also house a compact utility closet, perfect for a stacked laundry unit and a water heater, likely concealed behind discreet bifold doors.
  2. Seamless Open Floor Plan: The existing wall between our kitchen and dining room was already partially removed, making the decision to take down the rest of it an easy one. This aligns with what several other neighboring homes had done, and thankfully, it’s not a load-bearing wall. An open concept would significantly improve flow, light, and the overall modern feel of the main living area, creating a more cohesive space for entertaining and family life.
  3. Enhanced Upstairs Sleeping Space: By strategically shifting a long, load-bearing wall upstairs by just a few feet, our neighbors managed to transform what was once a bonus room into an additional, functional bedroom. This clever modification immediately presented itself as a viable solution for increasing our sleeping capacity – a critical goal for our two-family accommodation vision.
  4. Luxurious Main Bedroom with Attached Bath: Another excellent idea from our neighbors was converting the front storage room into an en-suite bathroom for the front bedroom. This would create a private main bedroom suite, a much-desired feature. We also loved the idea of incorporating a larger, more functional closet within this newly designed space, elevating the comfort and practicality of the primary sleeping area.

Navigating the Hurdles: Shortcomings of the Initial Plan

While our first floor plan felt incredibly promising, living with it on paper revealed several practical shortcomings that compelled us to rethink our approach. These challenges highlighted the intricate balance between aesthetic aspirations and real-world constraints in a renovation project.

  • Kitchen Layout Conundrums: The biggest struggle emerged around the kitchen design. The rear of the house, where the kitchen was initially planned, offered very limited continuous wall space. This was primarily due to the back door (whereas our neighbors had a window, we preferred to keep the door for backyard access), the existing back staircase (which we definitely wanted to retain), and the presence of a low window and a bathroom door. These structural elements severely restricted cabinet placement and overall layout efficiency, making it difficult to create the functional, expansive kitchen we envisioned.
  • Unexpected Plumbing Costs: Our dream of placing a new en-suite bathroom at the front of the house hit a significant financial snag. A plumber estimated an additional $4,000 to $5,000 for this relocation. The reason? There was absolutely no existing plumbing on that side of the house, meaning extensive new lines, drainage, and vents would need to be installed from scratch – a substantial increase in both material and labor costs. Given our unwavering commitment to having two full bathrooms upstairs, the plumber wisely advised us to explore options much closer to the existing upstairs bathroom to leverage existing infrastructure, ideally directly behind or adjacent to it.
  • The “Pass-Through” Bedroom Dilemma: A major concern with the initial upstairs plan was the lack of a proper hallway, which resulted in a “pass-through” bedroom scenario. This meant that anyone occupying Bedroom #2 or #3 would have to walk directly through someone else’s sleeping space to access a bathroom. This arrangement raised significant privacy issues and could easily disrupt the quiet enjoyment of a vacation home. The alternative, adding a hallway, presented its own dilemma: we worried it would consume valuable square footage, making the remaining rooms feel darker and more cramped. This constant back-and-forth, the “second-guessing,” became a significant source of design angst.

The Breakthrough: An “A-HA!” Moment & Our Revised Floor Plan

Just when we felt ourselves wrestling with these design dilemmas, a serendipitous invitation changed everything. Another neighbor, living in one of the other nearly identical houses, extended an open invitation for us to tour their renovated home. Remember, there are three other homes that mirror ours almost exactly, offering a unique opportunity to see various renovation approaches. This visit, particularly to their upstairs, was our ultimate “A-HA!” moment.

Their house featured an upstairs hallway – precisely where we had been contemplating adding one, but were hesitant due to concerns about space and light! To our delight, it didn’t feel dark or closed off at all; it felt perfectly proportioned and wonderfully functional. This revelation was the catalyst, igniting the rest of the lightbulbs in our heads and leading us directly to our currently favored, revised floor plan. This updated layout addresses many of our previous concerns and feels perfectly optimized for modern coastal living.

Upstairs Transformation: Maximizing Space and Privacy

Here are the most notable and impactful changes to the upper level:

  1. Introducing a Functional Hallway: By constructing just one new wall through what was previously Bedroom 2, we can create a comfortably sized hallway. This clever maneuver, inspired directly by our neighbor’s home and their measurements, still leaves ample space for the remaining bedroom, ensuring it doesn’t feel diminished. The hallway completely eliminates the dreaded “pass-through” bedroom scenario, enhancing privacy and improving the flow of the entire upstairs.
  2. Dedicated Hall Bath & Fun Bunk Room: The upstairs bonus room will be thoughtfully divided into two distinct, albeit cozy, functional spaces. Crucially, the new hall bath will be positioned directly behind the existing bathroom’s plumbing – a major “jackpot” for cost savings and efficiency! This strategic placement allows for much easier and less expensive plumbing connections. Furthermore, this hall bath will be accessible to everyone upstairs without needing to traverse another person’s bedroom in the middle of the night, ensuring convenience and privacy for all guests. The second part of this division creates a fantastic bunk room. While not an official fourth bedroom due to size, we envision fitting two built-in twin beds, creating a charming and incredibly fun sleeping area specifically designed for kids. We can already picture our two children gleefully squabbling over who gets the top bunk!
  3. Strategic Closet Relocation for Bedroom 3: Bedroom 3 is slated to become our main bedroom, complete with its own attached bathroom and even a private staircase – a truly luxurious touch! However, to create a flat, unobstructed wall for the bed, Bedroom 2’s original closet had to be removed. While this was a necessary compromise, we have a smart solution for replacing that lost storage elsewhere. We’re still brainstorming the ideal closet situation for Bedroom 3 itself, but a stylish wardrobe or custom built-in is definitely on the table. TBD!
  4. Optimized Storage with a Closet Wall in Bedroom 2: Given that Bedroom 2 is quite long, we plan to install a full wall of closets along one side. We’re leaning towards an efficient system, perhaps from IKEA, which will more than compensate for the closet space “borrowed” from Bedroom 3. This ensures that every bedroom has ample storage, maintaining functionality and neatness.
  5. Flexible Front Room: Storage or Reading Nook?: The small room at the front of the house remains a flexible space. Our neighbor, the one with the inspiring hallway, utilizes hers primarily for storage, which we may also find ourselves needing for beach gear, linens, or other essentials. However, if storage needs are met elsewhere, we’d absolutely love to transform it into something truly special down the line, perhaps a cozy reading nook like this – a perfect quiet retreat after a day at the beach.

Downstairs Reimagined: The Heart of the Home

Now, let’s shift our focus to the downstairs level. Again, the current layout is on the right, and our exciting revised plan is on the left:

The downstairs transformation focuses on creating an open, inviting living space that caters to both everyday functionality and joyous gatherings. Here’s a breakdown of the key changes:

  1. Dynamic Kitchen / Dining Swap: The most significant change on this level is relocating the kitchen to the middle of the home. This central placement allows for a wonderful, long wall that will be perfect for extensive cabinetry and provides an ideal spot for a generously sized island – the true heart of any modern kitchen. With the kitchen centered, we can then float a dining table at the back of the house, creating a cozy, breakfast-nook-like atmosphere, often found just behind a kitchen. We envision this space being incredibly versatile, perhaps even featuring a bookcase filled with board games and a curated collection of books, encouraging leisurely meals and engaging activities around the table.
  2. Thoughtful Kitchen Design Elements: While the final kitchen layout is still in the design phase, our general placement ideas are clearly defined. A crucial feature will be the main sink integrated into the island. This strategic positioning means that whoever is at the sink will have an unobstructed view out of the two large windows on the right side of the room, rather than facing a blank wall. This simple design choice dramatically enhances the cooking experience, connecting it to the outdoors and making kitchen tasks far more enjoyable.
  3. Integrated Utility Closet: As mentioned in our initial ideas, the mudroom will serve a dual purpose. Beyond its function as a sand and gear repository, it will discreetly house a stacked washer and dryer unit, along with the water heater. These essential utilities will be concealed behind attractive bi-fold doors, maintaining the clean lines and aesthetic appeal of the mudroom while providing convenient access.
  4. Clever HVAC Placement: Currently, the space under the stairs is used for basic storage. However, an HVAC professional provided an ingenious suggestion: place our first-floor heating and cooling unit there. We absolutely love this idea because it efficiently gets the unit out of the way, preventing it from encroaching on our precious mudroom space or requiring a dedicated utility closet elsewhere. It’s a smart, space-saving solution that contributes to the overall efficiency of our design.

Looking Ahead: The Journey Continues

While discussing a “hidden HVAC unit” might not be the grand finale I had envisioned for this update, it underscores the practical realities and thoughtful problem-solving inherent in a large-scale renovation. Our next big step is to get all these meticulously planned changes accurately priced out. This is where the rubber meets the road, especially since major undertakings like “foundation repairs” and a “new roof” are well outside our DIY expertise. We’re crossing our fingers tightly that the budgeting phase goes smoothly, costing us just a finger and a toe, rather than an entire arm and a leg!
