Our Grand Home Renovation Journey: A Detailed To-Do List Update

Welcome back to our ongoing home transformation saga! We sincerely apologize for the delay in sharing this update; our initial new house to-do list was first unveiled back in May, with a subsequent check-in at the end of July. This latest progress report is definitely long overdue, but waiting a bit longer has a silver lining: it means we get to cross off an incredible number of completed tasks! Imagine our sheer delight, much like the unsuspecting subjects in this humorous video who believe they’re posing for a photo while actually being filmed – that’s the level of maniacal grinning we’ve been doing.

The inspiration for these detailed posts stemmed from frequent inquiries about how we manage the colossal undertaking of renovating our new home. We explained our system: a single, comprehensive, and continuously evolving document. The immediate response was, “You have to share it!” And so, with a simple “aight, boo,” a tradition was born. We now update this extensive list every few months, not just to track our trajectory but also to pause and truly appreciate the significant milestones we’ve achieved. There’s an immense satisfaction that comes from these lists; even when the process feels chaotic and certain projects seem endless, seeing nearly 90 tasks confidently crossed off within just five and a half months of residency is genuinely exhilarating. It’s an addictive process, too. A quick glance at this list invariably ignites a desire to simultaneously embark on five more projects!

Our approach to home renovation is less about rushing to a final destination and more about savoring the journey, understanding that each step, big or small, contributes to the evolving character of our home. We embrace the “phase 1” concept for many areas, allowing us to live with a space, understand its nuances, and make thoughtful, well-planned decisions for future, larger renovations. This helps us avoid costly mistakes and ensures our dream home evolves organically.

The Front Yard Transformation (20% Complete)

Our front yard is the first impression of our home, and we’ve already made significant strides in its revitalization. From addressing critical tree health to preparing the ground for lush landscaping, every step is designed to boost curb appeal and functionality.

  • Critical Tree Removal: We successfully removed dead, decaying, and diseased trees after confirmation from both an arborist and a home inspector. This crucial step enhanced safety and opened up the landscape for future planning.
  • Exterior Repainting: The entire exterior siding and trim have been meticulously repainted, addressing all areas of peeling paint and minor rot, giving the house a fresh and cohesive look.
  • Ground Cover Clearance: We’ve diligently dug up most of the rapidly spreading ground cover. While some mulch beds still await attention, the areas we’ve graded and seeded are now wonderfully free of invasive plants.
  • Yard Preparation and Seeding: The yard has been professionally aerated, leveled, and seeded, laying the groundwork for a healthier, more vibrant lawn.
  • New Planting Beds: Future plans include creating elegant planting beds at the front, which will be thoughtfully mulched and planted with a variety of beautiful, low-maintenance flora.
  • Boxwood Transplantation: We intend to transplant some of the currently crowded and overlapping boxwoods from around the portico to new locations, either in the backyard or other designated planting beds upfront, to improve their health and the overall aesthetic.
  • Walkway Redesign: The old, cracked concrete walkway leading from the driveway to the front door will be completely redone. We envision adding gentle curves and incorporating charming planting beds on both sides for a more inviting entrance.
  • Enhanced Hardscaping: Inspired by the exquisite landscaping of this particular house, we plan to introduce sophisticated hardscaping elements, specifically raised stone beds, to add structure and visual interest to the front yard.
  • Dwarf Maple Planting: We’re excited to plant a few green dwarf maples, a cherished tradition from our previous home where it flourished under a window, as seen in this post.
  • Driveway Edging with Lighting: To enhance evening ambiance and definition, we’ll be adding low, curved brick borders on either side of the driveway, integrated with subtle lighting, reminiscent of beautiful homes nearby.
  • Driveway Paving: The final touch for the driveway area will be professional paving, ensuring a smooth and clean finish that complements the overall front yard design.

Portico Perfection (25% Complete)

The portico, as the immediate entry point, is receiving special attention to make it more welcoming and visually striking. We’re focusing on architectural enhancements and decorative elements.

  • Portico and Sidelight Repainting: All peeling paint on the portico structure and its adjacent sidelights has been diligently addressed, resulting in a pristine and refreshed appearance.
  • Front Door Transformation: The front door has received a fresh coat of paint, instantly elevating the entrance’s aesthetic and creating a more inviting focal point.
  • Arching the Portico Ceiling: We plan to arch the currently low portico ceiling. This architectural modification, inspired by a stunning example up the street with a gorgeous hanging lantern, will create a more grand and open feel.
  • Decorative Enhancements: To complete the look, we’ll be adding a selection of elegant planters, a new double-wide door mat, and updated porch lighting to create a cohesive and welcoming entry.

Garage Evolution (3% Complete)

Our garage is destined to become more than just a place for cars; we envision a highly functional space complete with a workshop and ample storage. Initial steps have been taken, but much more awaits this transformation.

  • Light Fixture Upgrade Attempt: We’ve already attempted to change out the tiny, rusty light fixture above the garage doors. Although this earned us our 3% completion rating, we’re not entirely satisfied with the current replacement and are considering returning or exchanging it for a better fit.
  • Garage Door Enhancement: The garage doors will be repainted and enhanced with attractive new hardware to give them a more substantial and polished look, improving the overall exterior facade.
  • Pergola Addition: A charming pergola will be constructed over the double garage doors, providing architectural interest and a framework for climbing vines, adding softness and greenery to the solid structure.
  • Interior Workshop & Storage: The interior of the garage will be finished with drywall, creating a dedicated workshop area on one side and organized storage around the perimeter. This will include installing pegboards, shelving for paints and tools, and other custom solutions.
  • Kitchen Cabinet Reuse: Rather than discarding them, our old kitchen cabinets, despite some dings and wear around the doors and frames, will find new life in the garage, offering robust and practical storage solutions.
  • Stairway Redo: The four steps connecting the garage to the kitchen are slated for a complete overhaul. Options include removing the old carpeting and painting them, or potentially rebuilding them entirely for improved safety and aesthetics.
  • Scrap Wood Storage Solution: To combat clutter, we plan to build a specialized box on casters for scrap wood storage in the garage, ensuring a tidy and accessible system.
  • Vintage Locker Storage: We’re considering adding vintage lockers, painted in fun, vibrant colors, with some doors removed to create open storage. We’ve seen inspiring examples like these that offer both style and utility.
  • Utility Sink Plumbing: Potentially, we’d like to add plumbing for a utility sink in the garage, a long-desired feature for our workshop area, making cleanup much more convenient.

Foyer Refresh (70% Complete)

The foyer, serving as the central hub of our home, has undergone significant transformation to create a brighter, more open, and functional entryway. Many cosmetic updates are already complete, setting the stage for the final touches.

  • Flow Improvement: We’ve successfully removed the doors that previously blocked the natural flow into the kitchen and obstructed the beautiful view towards what will eventually become elegant French doors at the back of the house.
  • Trim, Doors, and Sidelights Repainting: The dated blue trim, doors, and sidelights in the foyer have all been repainted, instantly brightening the space and creating a fresh, contemporary feel.
  • Wallpaper Removal and Wall Repainting: The old wallpaper has been meticulously removed, and the walls have been repainted, resulting in a clean and updated backdrop.
  • Light Fixture Replacement: The old, outdated foyer light has been replaced with a modern fixture, significantly improving the illumination and style of the entrance.
  • Clara’s Craft & Toy Closet: What was once an undifferentiated toy closet has been thoughtfully converted into a dedicated craft and toy closet for Clara, maximizing its functionality.
  • Ceiling Repainting: The foyer ceiling is next on the list for a fresh coat of paint, ensuring a cohesive and pristine finish throughout the space.
  • Tile Assessment: We are evaluating the existing tile. Replacement will only occur if it proves unsalvageable, as there are a few areas that are quite worn. Otherwise, we aim to restore its original charm.
  • Shoe/Coat Closet Transformation: The second foyer closet will be reimagined as a highly functional shoe and coat closet, complete with custom built-ins designed for optimal organization.

  • Striped Runner Installation: A stylish new striped runner, complete with a comfortable rug pad underneath, has been installed, enhancing both safety and visual appeal.

  • Chandelier Consideration: Given the impressive lofted ceiling above the top of the stairs, we are contemplating installing a large, statement chandelier to create a striking focal point and provide ambient lighting.

Half Bathroom Refresh (35% Complete)

The half bathroom has seen a swift Phase 1 update, addressing immediate aesthetic concerns and functional upgrades. We’re embracing a budget-friendly refresh before diving into a more comprehensive Phase 2 renovation.

  • Wallpaper Removal: The outdated wallpaper has been successfully removed, instantly modernizing the space.
  • Trim and Door Repainting: All blue trim and the door have been repainted, providing a clean and updated look.
  • Door Hardware Upgrade: New door hardware and hinges have been installed, enhancing both functionality and aesthetic appeal.
  • Wall Painting: The walls have received a fresh coat of paint, brightening the room and creating a neutral canvas.
  • Mirror Replacement: A larger, higher mirror has been installed, solving the issue where John could previously only see his shoulders – a practical and aesthetic improvement!
  • Vanity Painting: The existing vanity has been painted, utilizing an odor-blocking primer for a durable and fresh finish, extending its life for Phase 1.
  • Lighting Upgrade: The old lighting fixture has been upgraded, providing better illumination and a more contemporary feel.
  • Faucet Replacement: A leaky faucet has been replaced, addressing an immediate functional issue and preventing further water waste.
  • Vanity & Seashell Sink Replacement (Phase 2): Our plan is to live with kitchens and bathrooms (and give them budget-friendly Phase 1 updates) for at least a year before committing to major renovations. This allows us to fully understand how we use the space and save for a thoughtful, regret-free upgrade. The unique seashell sink and its vanity will eventually be replaced in Phase 2.
  • Tile Floor Replacement (Phase 2): The existing tile floor will be replaced in Phase 2, particularly if it proves unsalvageable or doesn’t fit the new design vision.
  • Accent Wall (Phase 2): A delightful surprise for this house, which is largely covered in old wallpaper, is our consideration of adding cool new wallpaper to this half bath (perhaps grass cloth, or a charming pattern like this or this?). Alternatively, a tiled accent wall could create an equally engaging feature. This exciting decision is reserved for Phase 2.

Dining Room Revitalization (7% Complete)

  • Blue Trim Repainting: All remaining blue trim in the dining room will be repainted, aligning with our desired fresh and neutral color palette for the entire home.
  • Wallpaper Removal: I am approximately halfway done removing the old wallpaper, which explains its half-crossed off status. This is a meticulous process but crucial for the room’s transformation.
  • Wall Repainting: Once the wallpaper is fully removed, the walls will receive a fresh coat of paint, creating a harmonious and elegant atmosphere.
  • Lighting and Curtains Upgrade: We will upgrade the lighting fixtures to provide better ambiance and functionality, and select new curtains that complement the room’s refined style.
  • Initial Furnishing and Decor: While not fully complete, we have brought in some initial furniture and are considering a rug and art to start defining the space’s character.

Living Room Enhancement (10% Complete)

  • Window Treatment Selection: We are currently exploring various window treatment options, considering combinations like bamboo blinds with complementing curtains, or perhaps elegant printed Roman shades, to control light and add style.
  • Recessed Lighting Addition: To ensure even and adequate lighting throughout the room, we plan to add more recessed lights, expanding beyond the current three near the fireplace.

  • Double Desk Work Area: A key feature will be the addition of a double-desk work area. We are exploring options, perhaps extending from the middle of the left wall like a peninsula, or utilizing the right wall between the windows, to maximize collaborative space.
  • Integrated Storage Solutions: We plan to incorporate various storage elements, including bookcases, file cabinets, and potentially cool built-ins around the bay window, to keep the space organized and clutter-free.
  • New Curtains/Window Treatments: Selecting new curtains or window treatments will be essential for light control, privacy, and adding a soft touch to the functional space.
  • Art and Brainstorm-Zone: We’ll hang inspiring art and create a dedicated “brainstorm-zone” on the walls, possibly incorporating a bulletin board or a chalkboard for creative thinking and organization.

  • Wallpaper Removal: The outdated wallpaper has been successfully removed, providing a clean and updated canvas for future design.

  • Wall Opening & Built-ins: We plan to open the wall between the kitchen and living room, installing built-ins on either side, reminiscent of the dining room built-ins in our previous house, to create architectural interest and additional storage.
  • Full Kitchen Renovation (Phase 2): A complete kitchen renovation is planned for Phase 2. This will involve replacing the faux brick vinyl floors, damaged cabinets, laminate counters, and old, broken appliances, transforming it into a truly modern and functional space.
  • Heated Floors Consideration (Phase 2): During the Phase 2 renovation, we might explore installing heated floors under new tile. This luxurious upgrade could potentially extend into the foyer and hall bath if those tiles also require replacement.
  • Pantry Organization: The pantry will be thoroughly organized with pull-out drawers, bins, and containers for maximum efficiency. We’re also considering replacing the existing door with frosted glass for a stylish touch.
  • “Command Center” Enhancement: The area across from the triple windows, designated as our “command center,” will be amplified with improved organizational tools and aesthetic elements to streamline household management.
  • New Door Painting: The newly installed kitchen French doors and the door leading to the sunroom will be painted, and we’re debating colors such as black, charcoal, soft turquoise, or classic white to best complement the overall design.

  • Heater Removal: The broken base heater, no longer needed in this open-air concept, has been permanently removed, creating more usable space.
  • Sunroom to Porch Conversion: The biggest transformation involved converting the sunroom into an open, covered porch. This included installing new columns and removing the problematic old sliders and rotten posts, fundamentally changing its character.
  • Ceiling Lofting: The ceiling has been lofted, creating a more airy and expansive feel, enhancing the open veranda atmosphere.

  • Carpet Removal: The carpet in the sink area has been removed. We opted not to install hardwoods here, anticipating tiling this space in a future Phase 2 renovation.
  • Mirror Replacement: The mirror over the sink has been replaced with a larger one, improving functionality and visual balance.
  • Walls, Trim, and Ceiling Painting: The walls, trim, and ceiling have all been freshly painted, brightening the nook and creating a clean aesthetic.
  • Subfloor Stenciling: The subfloor has been stenciled and sealed, serving as a charming and budget-friendly temporary floor solution until Phase 2 is implemented.

The master bathroom is set for a comprehensive modernization. We’ve initiated the preliminary steps, but the main transformation will occur in Phase 2, when we plan to create a truly luxurious and expanded space.

  • Shower Door Removal: The old glass shower door has been removed, opening up the space and preparing it for a future tiled shower.
  • Window Privacy: Blinds have been installed on the window to ensure privacy, a crucial immediate improvement.

  • Complete Redo (Phase 2): A complete redo is definitely in order for Phase 2, as the old tile is stained and cracked, and the tub and fixtures have leaks. We are excited about design possibilities, perhaps herringbone slate, elegant marble, or extra-long rectangular tiles like this inspiring example.

The laundry nook is being transformed into a highly efficient and aesthetically pleasing space, moving beyond its current basic setup to become a “jewel box” at the end of the hallway.

  • Washer-Proof Flooring: A more washer-proof flooring, such as tile, will be laid underneath the appliances. We strategically ended the hardwoods just in front of this area to allow for a water-safe alternative.
  • Complete Nook Redo: A comprehensive redo of the nook is planned, including new doors for improved noise control, updated energy-star appliances, a new counter, and new cabinets (or an expansion using existing ones if reusable).
  • Backsplash, Art, and Lighting: We aim to add a swanky tile backsplash, compelling art, and improved lighting to make this small space a fun and surprising “jewel box” at the end of the hallway.

Unfinished Storage Room: Future Potential (0% Complete)

This awesomely large unfinished room will serve as valuable storage for now, as we currently have no immediate need for additional finished living spaces. However, we have grand dreams for its long-term potential as a dynamic recreational area.

  • Long-term Vision: This space will primarily function as an extensively large storage room for the foreseeable future. However, much further down the line, we envision transforming it into a fantastic movie room or even a bunk room, ideal for older children or guests. This ambitious project, though distant, fills us with exciting possibilities, including:
    • Adding drywall to finish the walls and ceiling.
    • Installing appropriate flooring for comfort and aesthetics.
    • Integrating comprehensive lighting solutions.
    • Potentially enlarging the existing windows to maximize natural light.
    • Building out the closets to retain essential storage space under the eaves.
    • Furnishing the space with built-in beds, a large TV, and a comfortable sectional for lounging and entertainment – truly a “wahoo!” transformation.

General Whole House Enhancements (7% Complete)

Beyond individual room projects, we have several overarching goals to enhance the efficiency, aesthetics, and overall livability of our entire home.

  • LED Lighting Upgrade: We are slowly but surely upgrading all light fixtures throughout the house to energy-efficient LEDs, aiming to significantly reduce our energy consumption and utility bills over time.
  • Switchplate and Outlet Modernization: We are systematically replacing all outdated gold, wallpapered, or off-white switchplates and outlets. Approximately 15% of these have been replaced so far, contributing to a cleaner, more contemporary look.
  • Adulting in Decor: Over time, we aspire to upgrade to higher quality frames, drapes, sheets, and curtain rods. While these investments are not cheap, we view them as steps towards becoming “grown-ups” in our home decor, even if it takes us a decade or so to achieve this refined level.

Back Deck Revival (50% Complete)

Our back deck is being revitalized to become a perfect outdoor extension of our home. We’ve tackled major structural issues and are now focusing on aesthetics and functionality.

  • Oak Tree Removal: The massive oak tree that was dangerously close to the house has been safely removed, preventing potential damage and opening up the space.
  • Deck Hole Patching: The hole in the deck, left by the tree removal, has been expertly patched, ensuring a solid and continuous surface.
  • Deck Stripping and Staining: The entire deck has been stripped and will be stained/sealed, restoring its beauty and protecting it from the elements for years to come.
  • Board Replacement: Any rotten or warped boards encountered during the process have been meticulously replaced, ensuring the deck’s structural integrity and safety.
  • Double-Wide Stairs: We plan to add elegant double-wide stairs off the back of the deck. These will perfectly align with the new French doors that will be installed off the kitchen, creating a seamless transition to the backyard.
  • Pergola Addition: We’re considering building a pergola off the back of the house, perhaps square to the sunroom. This addition would provide both architectural interest and much-needed shade, particularly where the future kitchen French doors will open.
  • Outdoor Furniture Construction: We envision building our own outdoor furniture, such as a large dining table or comfortable lounge chairs, to create inviting spaces for relaxation and entertaining on the deck.

Backyard Oasis Creation (15% Complete)

Our backyard is a blank canvas, and we’ve begun the exciting process of transforming it into a lush, private, and family-friendly oasis. Initial clearing and seeding have set the stage for extensive landscaping and recreational additions.

  • Slate Piece Removal: All random slate pieces scattered throughout the backyard have been removed, clearing the ground for comprehensive landscaping efforts.
  • Yard Preparation: The yard has been aerated and leveled, ensuring a smooth and even surface for new plantings and lawn areas.
  • Fall Seeding: We successfully seeded the yard in the fall, establishing the first layer of a healthy, green lawn.
  • Privacy Planting: Large holly bushes have been strategically planted to create essential privacy from neighboring houses that back up to our wooded lot, establishing a natural screen.
  • Plant Transplantation: To optimize the layout, we plan to transplant a few existing elements, such as the beautiful peony bushes currently in an inconvenient location (not pictured), to more prominent and suitable spots.
  • Reseeding: The yard will be reseeded again in the spring or fall to ensure a dense and vibrant lawn throughout the property.
  • Clara’s Playhouse: A fun wooden playhouse will be constructed for Clara, providing her with a dedicated space for imaginative outdoor play.
  • Edible Garden: We are planning an edible garden and will research deer-resistant plants to ensure a successful harvest, bringing fresh produce right to our table.
  • Swing Set Construction: A swing set will be built, offering another wonderful outdoor activity for the family.
  • Walkway Redo: The old, cracked concrete walkway between the garage and the deck will be completely redone, improving safety and aesthetics.
  • Privacy Plantings Expansion: We plan to add more privacy plantings around the rest of the yard, incorporating tiered trees, bushes, and flowers. This is a long-term goal, with additions planned each year as we save up.
  • Raised Planters and Hardscaping: Raised planters and additional hardscaping elements will be built to define areas, add structure, and enhance the overall garden design.
  • Patio Area: We are considering adding a patio area somewhere around the deck, offering an additional space for outdoor seating and entertainment.
  • Wooden Lean-to with Vines: A charming wooden lean-to will be built in a corner of the backyard with Clara, and we’ll plant climbing vines around it to create a cool, secluded hideaway for creative play.
  • Air Conditioner Cover: To improve aesthetics, we will build a wooden air conditioner cover, similar to inspiring designs like this example, neatly concealing the unit.

For us, the journey of transforming our home is far more exciting than merely reaching a final destination, as we’ve discussed here.
