In essence, it’s a charming yet dilapidated duplex we acquired last autumn with the vision of transforming it into a vibrant, sought-after weekly vacation rental. Its prime location, just a stone’s throw from our beloved pink beach house in Cape Charles, Virginia, on the picturesque Chesapeake Bay, makes it an ideal addition to our rental portfolio. To date, the property has undergone a complete gutting, stripping away years of outdated and inefficient layouts. As soon as the coastal weather permits, we’ll shift our focus to crucial exterior improvements, including the installation of a new, leak-proof roof and replacing the extensively rotten siding, setting the stage for its grand revival.

Unveiling the Original Layout: A Glimpse into “The Before”

The duplex is composed of two distinct halves, nearly identical in their original configuration, merely mirrored along the central dividing wall. Each unit boasts its own separate address, a feature we intend to preserve, allowing them to be rented independently. This offers flexibility for guests, whether it’s a smaller family renting one side or a larger group booking both to enjoy the entire property for their vacation week. All the structural and functional changes we implement will be consistently applied to both sides, ensuring symmetry and quality across the board. For clarity in our detailed explanation, we’ll primarily focus on the LEFT side of the house as viewed from the street. Rest assured, the floor plan and overall layout will maintain their mirrored integrity. When it comes to interior design, however, we envision a delightful approach where each side will be decorated with unique touches, offering a fresh experience for returning guests – think of them as beloved cousins rather than identical twins.

Let’s delve deeper into the existing floor plan. A frequent question we’ve encountered on social media concerns the possibility of an interior connecting door between the two units. It’s important to clarify that due to strict building code regulations, incorporating such a door is unfortunately not feasible. However, we’ve designed around this constraint with practicality and guest convenience in mind. The front doors of each side are positioned as close as physically possible, nestled under a shared, covered porch. This means that for a larger family renting both sides, the journey from one unit to the other is arguably the shortest walk imaginable, ensuring seamless access and interaction without compromising code compliance or the privacy of separate rentals.

Each individual unit spans just under 1,300 square feet. When we purchased the property, each side offered a modest two bedrooms and a single full bathroom, all exclusively located on the second floor. This configuration was far from ideal for a modern vacation rental, and based on the peculiar placement of doorways and light fixtures, we strongly suspect it wasn’t the original floor plan. The existing layout felt incredibly choppy and inefficient, with oddly closed-off spaces that lacked natural flow. Our renovation philosophy is to infuse the house with a sense of its original character, creating spaces that feel intentional, efficient, and welcoming, even if the precise historical floor plan remains a mystery. What we do know for certain is that this property has always functioned as a duplex; historical records confirm two distinct lots and house numbers dating back as far as we can trace. Note on our plans: The initial pencil sketches we developed with our contractor, while functional for construction, proved difficult to decipher in photographs. To provide you with the clearest possible vision, we’ve meticulously recreated these plans using the intuitive free online software, HomeStyler. We then added our custom labels in Photoshop for enhanced clarity. While these renderings are mostly to scale, some minor details are approximate and subject to final construction adjustments. They serve as a comprehensive visual guide to our exciting plans.

In just a moment, we’ll walk you through all the significant transformations with side-by-side floor plans, offering a direct comparison of the old and the new. But first, here’s an overarching look at what we’re aiming to achieve. Upon completion, each side of the duplex will dramatically increase its bathroom count from a single original bathroom to three – specifically, two full bathrooms and a convenient powder room. Similarly, the sleeping capacity will be significantly boosted, expanding from two bedrooms to a more accommodating three. And yes, the thought of tiling a total of six bathrooms and installing two complete kitchens once the new walls are up occasionally triggers a spontaneous full-body sweat. But let’s not dwell on that ambitious endeavor just yet, shall we? The focus remains on the incredible potential these upgrades unlock for future guests.

Revolutionizing the Downstairs Living Areas

We understand that visualizing changes is often much simpler when presented with a direct comparison. That’s precisely why we’ve prepared side-by-side floor plans for your convenience below. This initial view showcases the front half of the downstairs area, with the original layout on the left and our proposed transformation on the right, complete with numbered labels that we’ll elaborate on in detail shortly.   2. **Dedicated Dining Space:** The existing living area is notably large, and its previous use was somewhat ambiguous. We’re strategically repurposing the back half of this expansive space into a casual yet stylish dining area. Its direct proximity to the newly configured kitchen ensures excellent flow for entertaining and shared meals. While the exact furniture layout is still under consideration, we draw inspiration from the beautiful and functional open dining and living room concepts perfected by Chris & Julia.
  3. **Improved Kitchen-Dining Connection:** To further enhance the seamless flow and create expansive sight lines between the kitchen and the new dining area, we are significantly widening the connecting doorway. This architectural adjustment will foster a more open-concept feel, making the entire downstairs feel more cohesive and modern, perfect for family gatherings.
  4. **Convenient Powder Room Addition:** A significant enhancement is the introduction of a much-needed downstairs bathroom. We’re ingeniously converting the existing large closet area situated beneath the stairs into a compact yet fully functional powder room. We’ve heard concerns from some about potential bathroom odors wafting into the dining area, but based on our experience with a beach rental owned by our parents, which features an extremely similar layout, this arrangement works remarkably well. In truth, anyone needing significant privacy is more likely to use one of the upstairs full bathrooms, mitigating any concerns about its location directly off the living area. Perhaps that’s TMI, but the bottom line is, we’re confident this addition will be an invaluable convenience for guests.

Our vision includes opening up the side of the stairs, which was originally completely enclosed all the way down to the very first step, further contributing to the light and open aesthetic.

Transforming the Downstairs Kitchen and Utility Areas

The back half of the downstairs was previously a hardworking space, but we’re about to make it work even harder and smarter! Our redesign incorporates a larger, more modern kitchen, a dedicated laundry area, and a highly practical “mudroom” zone – a crucial addition for a beach vacation rental. Integral to this setup will be a thoughtfully placed **outdoor shower** by the back door. This strategic combination ensures that guests can conveniently wash off sand and saltwater upon returning from the beach, then enter through the mudroom to toss wet towels directly into the washer or hang them to dry. We are optimistic that this comprehensive system, featuring an outdoor shower and a robustly tiled entry with full laundry and mudroom capabilities, will dramatically minimize the amount of sand tracked into the main living areas of the house, preserving its cleanliness and comfort for all.

Once again, examining the before and after plans side-by-side, here are the key highlights and thoughtful design decisions that will shape these essential back-of-house spaces:

  1. **Expanded Modern Kitchen:** We are relocating the kitchen into what was formerly a larger dining space. This strategic move allows us to significantly increase storage options, provide generous counter space for meal preparation, and, crucially, integrate a much-desired dishwasher – a non-negotiable amenity for vacation renters. The exact cabinet and appliance layout is still being finalized, and we’re considering incorporating a small, possibly movable island or a baking cart in the center to enhance functionality and flexibility.
  2. **Functional Laundry & Pantry Hub:** The original kitchen area, which was itself not the house’s initial kitchen location (having previously been a side porch), will be intelligently repurposed into a combined laundry and pantry space. Our design vision includes continuing the kitchen cabinetry into this area, creating a visually cohesive and extended aesthetic. However, to manage noise and maintain a tidy appearance, we’ll be installing elegant pocket doors, allowing the space to be neatly closed off, especially when laundry cycles are in progress. We have a particular fondness for pocket doors in older homes; they feel original and offer a clever space-saving solution, much like those we added to the back bedroom of our pink house. Note: We acknowledge that “laundry/pantry” might sound like an unusual combination. To clarify, this area will primarily function as a robust laundry and mudroom, equipped with additional cabinetry and shelving for various storage needs – envision something along the lines of this inspiring example.
  3. **Dedicated Mudroom Zone:** This back section of each duplex side was previously underutilized, housing little more than the water heater and, on the right side, a rather exposed toilet. Given its direct access to the backyard and the aforementioned outdoor shower, our plan is to transform it into a compact, highly functional mudroom. This will be the designated space for sandy gear, wet towels, and other beach essentials, ensuring the main house remains pristine.
  4. **Integrated Utility Closet:** To maintain a clean and uncluttered appearance, we will also create a discreet utility closet in this rear section. This essential space will ingeniously conceal critical household systems, such as the HVAC unit and a modern tankless water heater, providing efficient and aesthetically pleasing solutions for their placement.

Here’s a visual reminder of the old kitchen, located in what was once that former side porch, when we first acquired the house. The future mudroom and utility closet will extend just beyond the right side of where these distinctly creamsicle-colored cabinets once stood.

As we’ve playfully settled on “mint” as a key accent color for this entire renovation project, we’re envisioning the pocket doors that will separate the future kitchen from the integrated pantry/laundry area. They might just resemble the charming, fresh hue of this inspiring door from Yellow Brick Home’s kitchen. Given that our opening will be double-wide, similar to the one above, we’ll feature two such delightful doors, adding a pop of color and historical charm to the new space.

Upstairs Transformation: Front Bedroom & Hall Bath Enhancements

Let’s ascend to the second floor and begin our tour at the front of the house, where significant changes are planned to optimize both guest comfort and rental functionality. The upstairs area, much like downstairs, suffered from an inefficient layout that failed to maximize its inherent potential. Evidence such as strangely placed light fixtures suggested a history of ad-hoc alterations rather than thoughtful design. For a vacation rental, optimizing both the number of beds and bathrooms is paramount, and our plans reflect this strategic priority.

Here’s a breakdown of the key modifications that will redefine the upstairs front section:

  1. **Spacious Stair Landing:** The area at the top of the stairs in the original layout was notably cramped and felt disconnected. We’re redesigning this space to create a more generous and open landing. Crucially, we’re achieving this without sacrificing the essential linen closet, ensuring practical storage remains readily available for guests. This open feel will immediately improve the overall flow and welcome on the second floor.
  2. **Efficient Hall Bathroom:** The existing upstairs bathroom was disproportionately large, an inefficient use of valuable square footage. Our plan involves strategically splitting this oversized space roughly in half to create a more modest yet fully functional hall bathroom. This redesigned bathroom will still be ample enough to comfortably accommodate a tub/shower combination, likely a drop-in tub with a beautiful tiled shower surround, offering guests a comfortable and modern amenity.
  3. **Introducing a Third Sleeping Space:** By cleverly reconfiguring the oversized bathroom and reclaiming a small amount of space from the two main bedrooms, we are able to carve out a valuable third sleeping area. This will likely take the form of a charming bunk room, similar in concept to the one in our pink beach house, though possibly a touch larger to enhance comfort. This addition significantly boosts the duplex’s occupancy potential, making it more appealing to families and larger groups.
  4. **Reimagined Front Bedroom & Closet:** The front bedroom itself will experience minimal change, becoming only marginally smaller due to the new bunk room configuration. A key focus here is re-orienting the closet for both functionality and aesthetic appeal. This closet historically featured a beautiful window with a diamond grill pattern, visible from the front of the house. Astonishingly, the previous owner had boarded it over and covered it with drywall to facilitate a closet bar on the opposite wall! To restore natural light and architectural charm, we will uncover this window, allowing sunlight to stream in. We’ll then relocate the closet bar to the wall opposite the window, tucked into a nook where it will be out of sight from the main bedroom. Furthermore, we’ll install a pocket door for this closet. We anticipate that this thoughtful design will encourage guests to leave the door open, maximizing the natural light and enhancing the room’s bright and airy feel.

Expanding Upstairs: Back Bedroom & Attached Ensuite Bath

This particular section of the house is where we’re making a truly impactful addition – expanding the footprint to gain a highly desirable third full bathroom, which will proudly serve as an ensuite to the back bedroom. This exciting development significantly elevates the luxury and convenience offered to our guests. Woot!

  1. **Strategic Ensuite Addition:** The existing “bump out” on the back of the house already provides a foundation downstairs (where our new mudroom and utility closet will reside). We’ve secured approval from the town to smartly continue this existing footprint upstairs, effectively extending the second floor to match. This method represents the most cost-effective way to execute an addition, as it leverages an already established foundation and footers. We’re incredibly excited to “pop” this second floor out, creating space for what will be a compact but highly functional ensuite bathroom, likely featuring a sleek walk-in shower. From our own travel experiences, we know the immense value and appeal of having a private ensuite bathroom, so we believe this will be a major bonus for guests, significantly enhancing their stay.
  2. **Optimizing Natural Light:** Given that the existing back window in this bedroom will be repurposed as the new bathroom door, maintaining natural light in the bedroom was a key concern. We successfully obtained approval to add a brand-new window, strategically placed to ensure the bedroom continues to receive ample natural light, preserving its bright and inviting ambiance.
  3. **Thoughtful Closet Integration & Room Shaping:** This room was already quite long in its original state, and the creation of the bunk room slightly further elongated its proportions. To address this, we conceived the clever idea of adding two built-in closets, complete with drywall and proper doors, flanking either side of the existing side window. This design intervention achieves multiple goals: it subtly alters the room’s shape, making it feel more naturally proportioned, while simultaneously providing the much-needed closet storage that the room lacked. As an added benefit, we plan to designate one of these new closets as a locked owner’s closet, providing a secure space for personal items when the property is rented.
  4. **Enhanced Entryway Flow:** We’re implementing a design trick we successfully utilized in our pink house renovation: by subtly pulling the bedroom door slightly into the hallway – in this instance, aligning it with the linen closet door – we create a small “vestibule” for the door’s inswing. This thoughtful detail prevents the door from opening directly into a nightstand, which would likely be positioned on the right wall facing the window bench. This seemingly minor adjustment significantly improves the room’s functionality and the overall guest experience, demonstrating our commitment to meticulous design.
