A single, dynamic, and ever-growing document that serves as our “living to-do list.” This comprehensive list is constantly updated, refined, and, most satisfyingly, crossed off as each project reaches completion. Back in May, when we first unveiled this ambitious list, it felt daunting, with not a single item yet marked done. However, with a few months now under our belt, the gratifying requests for an updated version have flooded in. And let me tell you, the thrill of striking through completed tasks is truly unparalleled. Imagine a dog’s ecstatic reaction to its favorite treat – that’s precisely our enthusiasm for checking off these milestones! We’re thrilled to report a staggering 43 items have been conquered, a number that resonates with personal significance from simpler times. This journey, for us, is a mythical unicorn of projects, and these lists are our ultimate catnip.

The Exterior Transformation: Crafting Curb Appeal and Outdoor Sanctuaries

– The Front Yard (10% Complete) –

Our vision for the front yard is to create an inviting and beautifully maintained entrance that sets the tone for the entire property. This area is crucial for curb appeal and our family’s enjoyment, making it one of our top priorities for a comprehensive home improvement project.

To Do:

  • Dig up all the quickly spreading ground cover: The current invasive ground cover has taken over, stifling the growth of more desirable plants and creating an unkempt appearance. We plan to meticulously remove all of this to prepare the soil for a fresh start and a vibrant, intentional landscape design, boosting our home’s curb appeal.
  • Remove the trees that are dead/decaying/diseased beyond repair: Following a thorough inspection by our house inspector, several trees were identified as hazards. Their removal was essential for safety, property preservation, and to create space for healthier plantings, a key step in responsible homeownership.
  • Aerate, level, and seed the yard: To achieve a lush, healthy lawn, we’ll need to aerate the compacted soil, meticulously level any uneven patches, and then generously seed with a high-quality grass blend, ensuring proper drainage and a smooth, vibrant finish for our front yard landscaping.
  • Make planting beds up front and mulch and plant them: We envision creating defined, aesthetically pleasing planting beds near the front of the house. These will be filled with appropriate soil, mulched for moisture retention and weed suppression, and thoughtfully planted with a mix of perennials and shrubs that thrive in our climate, adding color and texture.
  • Get all exterior siding and trim repainted: The existing exterior paint was peeling in several areas, with visible signs of rot on some trim. Repainting was a critical step to protect the home’s structure and dramatically enhance its curb appeal with a fresh, cohesive color scheme, a fundamental aspect of home renovation.
  • Redo old cracked concrete walkway from the driveway to the front door: The current concrete walkway is showing its age with numerous cracks, detracting from the home’s entrance. We plan to demolish and replace it, incorporating elegant curves and designing attractive planting beds on both sides to soften the hardscape and guide visitors gracefully to the front door.
  • Add some pretty hard-scaping around the front: Inspired by this house’s awesome landscaping, we’re eager to introduce beautiful hardscaping elements.   • Plant a few green dwarf maples: We fell in love with this tree variety after planting one at our previous home (visible in this post under the window on the right).   • Add some subtle exterior up-lighting: Observing our neighbors’ charming homes illuminated at night has convinced us of the transformative power of up-lighting.   • Add low curved brick borders on either side of the driveway wired with lights: Several homes in our vicinity feature these charming low brick borders, enhanced with integrated lighting.   • Get the driveway paved: The driveway is currently in need of a significant upgrade. Paving it will not only improve functionality and durability but also significantly contribute to the overall finished look of the front exterior, providing a smooth and welcoming approach.

  • Repaint the portico and sidelights: The existing paint on the portico and sidelights was visibly peeling, signaling a clear need for a refresh. This initial repainting brought a significant improvement to the overall entrance aesthetic, a quick win in our home renovation journey.
  • Arch the portico ceiling: The current portico ceiling is quite low, and we’ve been inspired by a house up the street that boasts a gorgeous arched ceiling with a hanging lantern. Arching our ceiling will add architectural interest and create a more grand, open feel, enhancing the entryway’s elegance.
  • Add a few planters, a new door mat, new porch lighting, etc.: To complete the inviting look, we plan to select stylish planters with seasonal greenery, a fresh and welcoming door mat, and updated porch lighting that complements the home’s style, adding personalized touches to the exterior.
  • Paint the front door: A simple yet impactful change, painting the front door provided an immediate facelift to the entryway, setting a brighter tone and making a positive first impression.

Our plans involve transforming it from a purely utilitarian space into a well-organized and attractive extension of our home, crucial for modern living and storage solutions.

  • Repaint garage doors and add some nice hardware to beef them up: The existing garage doors are dated and lack character. Repainting them in a fresh, coordinating color and adding substantial, decorative hardware will significantly elevate their appearance and contribute positively to the home’s exterior and curb appeal.
  • Add pergola over double garage doors with vines creeping over it: To soften the large expanse of the garage doors and introduce an element of natural beauty, we envision building a charming pergola above them. Trailing vines will eventually cover it, adding shade, texture, and a touch of rustic elegance to the home’s facade.
  • Finish the interior of the garage with drywall to create a workshop on one side and storage around the perimeter: The interior of the garage is currently unfinished and unorganized. Our goal is to drywall the space, delineating a dedicated workshop area on one side and creating systematic storage solutions with pegboards, shelving for paint, tools, and other essentials along the perimeter, maximizing its utility.
  • Reuse kitchen cabinets in the garage if we can’t salvage them after the kitchen makeover: During our upcoming kitchen renovation, if the existing kitchen cabinets prove too dinged up and splintered for reuse inside the house, they would be perfectly suited for robust storage in the garage workshop, offering a sustainable and practical solution for our DIY projects.
  • Redo four steps that lead from garage to kitchen: The current steps connecting the garage to the kitchen are old and covered with worn carpeting. We’re considering either a deep clean and paint or a complete rebuild to ensure they are safe, durable, and visually appealing, improving flow and safety.
  • Build a box on casters for scrap wood storage in the garage: To combat the perpetual clutter of scrap wood, we desperately need a dedicated storage system. A custom-built box on casters will allow us to easily move and organize these pieces, keeping the workshop tidy and efficient for all our home improvement endeavors.
  • Maybe we should get old lockers and paint them fun colors and remove some of the doors for storage?: We’re exploring creative storage ideas, and the concept of acquiring vintage lockers, painting them in vibrant colors, and removing some doors to create open shelving is particularly appealing. These examples are a great inspiration for adding character and practical storage to the garage.
  • Possibly add plumbing for a utility sink out there: For years, we’ve dreamed of having a utility sink in our workshop area. Adding plumbing for one in the garage would be incredibly practical for cleaning tools, rinsing paint brushes, and handling other messy tasks, enhancing the workshop’s functionality.

Interior Transformations: Crafting Comfort and Style Within

– The Foyer (35% Complete) –

The foyer is the first impression visitors get of our home, and it’s a high-traffic area that demands both elegance and functionality. Our plans for this space focus on enhancing its natural beauty and ensuring it’s both welcoming and practical, a key aspect of our interior design strategy.

To Do:

  • Remove the old carpet from the wood stairs: The existing carpet on the stairs conceals beautiful wood underneath. Removing it will reveal these original features and open up possibilities for a more refined look, a foundational step in our interior renovation.
  • Paint blue trim in foyer: The vibrant blue trim was an immediate visual distraction. Painting it to a more neutral and elegant shade instantly modernized the foyer and created a calmer aesthetic, significantly impacting the home’s first impression.
  • Paint the blue stair balusters: Continuing the color correction, the blue stair balusters need to be repainted. This will unify the staircase design and create a seamless transition from the ground floor, adding to the foyer’s polished look.
  • Remove wallpaper and repaint the walls: The outdated wallpaper and its removal were foundational steps. Repainting the walls provided a clean, fresh canvas, ready for our chosen color palette and future decor, a vital part of updating this space.
  • Remove the doors that block the flow into the kitchen: These doors hindered the natural flow between the foyer and kitchen, and also obstructed a promising view of where future French doors will lead to the back. Their removal significantly opened up the space and improved connectivity.
  • Depending on how things go as we move in/live there, we might add a stair runner: While we love the look of exposed wood stairs, we’re considering adding a stair runner – perhaps a durable seagrass or a colorful Dash & Albert design – for added comfort, safety, and a touch of pattern, depending on our experience living in the space.
  • Replace the old foyer light eventually?: The current foyer light is dated and doesn’t provide optimal illumination. While we might paint the existing one as a temporary measure, a long-term goal is to replace it with a more modern and striking fixture, enhancing both style and brightness.
  • Replace tile?: The existing tile floor has some beat-up areas, but we’re hoping to salvage it if possible. A full replacement will only happen if it proves unworkable, potentially with a design that ties into other downstairs flooring, maintaining a cohesive interior.
  • Since there are two closets in the foyer and we only need one for coats, we want to build a craft and toy closet in the deeper foyer closet with a bunch of shelves to store Claraphernalia: Having two foyer closets is a luxury! We plan to transform the deeper one into a highly organized craft and toy closet, complete with numerous shelves and bins to neatly store all of Clara’s “Claraphernalia” and our crafting supplies, keeping the main living areas clutter-free and highly functional.

– The Half Bathroom (30% Complete) –

This compact but essential half bathroom is undergoing a significant transformation to maximize its style and functionality. Every detail, from the fixtures to the finishes, is being considered to create a fresh, inviting space that aligns with our home renovation aesthetic.

To Do:

  • Remove wallpaper: The outdated wallpaper was the first to go, immediately brightening the space and allowing for a modern aesthetic, a crucial step in our bathroom renovation.
  • Repaint all blue trim (and door): The overpowering blue trim and door were repainted, giving the room a much-needed contemporary update and a cohesive feel, harmonizing with the rest of the home’s interior.
  • Upgrade door hardware & hinges: New door hardware and hinges provided a subtle yet significant upgrade, enhancing both the look and feel of the bathroom door, contributing to a polished finish.
  • Paint walls: A fresh coat of paint on the walls breathed new life into the room, creating a clean and welcoming atmosphere, ready for further decorative touches.
  • New mirror (something larger and higher – John can only see up to his shoulders now): The old mirror was too small and positioned awkwardly. Replacing it with a larger, higher mirror solved a practical problem for John and dramatically improved the visual balance of the space, a key design upgrade.
  • Paint vanity (use odor blocking primer): The existing vanity was painted, utilizing an odor-blocking primer to ensure a fresh finish and a more appealing look, making it functional until a full replacement could be undertaken.
  • Upgrade lighting: Modernizing the lighting fixture was crucial for better illumination and a more updated feel, completing the first phase of improvements and enhancing the room’s overall brightness.
  • Replace leaky faucet: The persistent drip from the old faucet is not only annoying but wasteful. Replacing it with a new, efficient model is a priority for both functionality and water conservation in our ongoing home maintenance.
  • Replace vanity & seashell sink (Phase 2): While the current vanity got a paint refresh, our long-term plan (Phase 2) is a complete replacement, including the distinctive seashell sink, for a more modern and integrated design that will elevate the bathroom’s style.
  • Replace tile floor? (only if it’s un-salvageable – which still remains to be seen) (Phase 2): The condition of the tile floor is still under assessment. If it proves beyond repair, Phase 2 will involve selecting a new tile that complements our desired aesthetic and functional needs, ensuring a durable and attractive surface.
  • Here’s a shocker since this house is covered with old wallpaper, but we’re actually flirting with adding some cool new wallpaper since there’s no tub/shower in there (grass cloth? something charming like this or this?). Could be fun! Or a tiled accent wall could be fun. (Phase 2): Surprisingly, despite removing wallpaper everywhere else, we’re considering adding new, stylish wallpaper to this half bath in Phase 2, given the absence of a tub or shower. Options like sophisticated grass cloth or a charming pattern are on the table, or even a chic tiled accent wall to add a unique design statement and personality to the space.

– The Dining Room (5% Complete) –

The dining room is destined to become a refined space for entertaining and family meals. Our renovation plans focus on preserving its inherent charm while introducing modern elements and a brighter, more open feel, aligning with contemporary interior design trends.

  • Clean and reseal the wood floors: The existing wood floors were dirty and lacked protection. A thorough cleaning and resealing brought them back to life, enhancing their natural warmth and durability, forming a beautiful foundation for the room.
  • Upgrade built-ins (remove scrolly tops? build up to ceiling? paint white?): The current built-ins have intricate, “scrolly” tops that feel a bit dated. We’re considering removing these, potentially extending the units up to the ceiling for a grander look, and painting them a crisp white to brighten the room and provide classic appeal and integrated storage.
  • Paint all of the blue trim: The pervasive blue trim needs to be repainted to align with our overall color scheme, creating a harmonious and updated aesthetic throughout the room, ensuring a cohesive interior.
  • Remove the wallpaper: The existing wallpaper will be stripped away to prepare the walls for a fresh, modern finish, eliminating visual clutter and making way for a cleaner look.
  • Repaint the walls: Once the wallpaper is removed, the walls will receive a fresh coat of paint in a carefully chosen color that enhances the natural light and complements the upgraded trim, setting the room’s new mood.
  • Upgrade lighting and curtains: The current lighting fixture and curtains are outdated. We plan to replace them with more contemporary options that provide better illumination and add a touch of sophistication to the dining experience, completing the room’s ambiance.
  • Add furniture, a rug (?) and art: While some initial furniture has been placed, the room still requires a carefully selected rug to define the space and add warmth, along with thoughtful art pieces to personalize and complete the room’s decor, making it truly inviting.

– The Living Room (5% Complete) –

  • Clean and re-seal the wood floors: Similar to the dining room, the living room’s wood floors underwent a thorough cleaning and resealing, immediately enhancing the room’s foundation and bringing back their original beauty.
  • Prime and paint the bright pink walls: The vibrant pink walls are currently a dominant feature. Priming and painting them in a more neutral and calming tone will instantly modernize the space and create a serene backdrop for decor, drastically changing the room’s atmosphere.
  • Take down the old curtains: Removing the old, heavy curtains was an easy first step to allow more natural light into the room and open up the windows, brightening the space considerably.
  • Prime and paint the thick woodwork that wraps around the bottom half of the room’s walls: We absolutely adore the substantial woodwork in this room and believe it will be transformed into a stunning architectural feature once primed and painted a crisp white, providing a classic and sophisticated wainscoting effect that adds elegance.
  • Whitewash the brick fireplace wall for a cozy vibe: The existing brick fireplace needs a refresh. Whitewashing it will lighten the space, create a soft, cozy ambiance, and allow the fireplace to become a subtle yet charming focal point, enhancing the room’s warmth.
  • Get gas logs as phase two after we save up our bucks: For added convenience and warmth, we plan to install gas logs in the fireplace during Phase Two, once we’ve saved up. This will offer instant ambiance without the mess of traditional wood, a modern convenience.
  • Add more can lights to evenly light the room: Currently, there are only three can lights near the fireplace, leaving the rest of the room inadequately lit. Adding more recessed lighting will ensure even, bright illumination throughout the entire space, improving both functionality and mood.
  • Turn the overhead beams into a coffered ceiling: The existing overhead beams present an incredible opportunity to create a sophisticated coffered ceiling, similar to these examples. This architectural detail will add depth, elegance, and a custom feel to the room, making a significant design statement.
  • Build/find a nice big built-in-looking cabinet that holds the TV?: To seamlessly integrate the television into the living room’s design, we’re considering building or finding a large, built-in-style cabinet that can discreetly house the TV and associated media, maintaining a clean and uncluttered look and enhancing the room’s aesthetic.

– The Office (7% Complete) –

Our office is designed to be a hub of productivity and inspiration, a space where creativity can flourish. The current state offers a blank canvas, and we’re excited to infuse it with functionality, comfort, and stylish details, essential for a modern home office setup.

  • Take down the old curtains: The outdated curtains were removed to immediately brighten the room and allow maximum natural light to flood the space, creating a more invigorating work environment.
  • Clean and re-seal the wood floors: A thorough cleaning and resealing of the wood floors brought back their original luster, providing a clean and inviting foundation for the office space, enhancing its professional appeal.
  • Paint walls and trim and ceiling: A fresh coat of paint on the walls, trim, and ceiling will completely transform the room, creating a cohesive and calming environment conducive to work and creativity, a fundamental part of its overhaul.
  • Add double desk work area somewhere: We need a functional workspace for two. We’re exploring options like creating a double desk area extending from the middle of the left wall or perhaps between the windows on the right wall, maximizing surface area and natural light for collaborative work.
  • Bring in storage (bookcase, file cabinet, etc.): Adequate storage is crucial for an organized office. We plan to incorporate stylish bookcases, a functional file cabinet, and potentially cool built-ins around the bay window to keep everything tidy and accessible, essential for productivity.
  • Add curtains/window treatments: Once the painting is complete, we’ll select appropriate curtains or window treatments that offer both privacy and light control while enhancing the room’s aesthetic, providing both function and style.
  • Hang art & create a brainstorm-zone on the walls: To foster creativity, we’ll install inspiring art pieces and designate a “brainstorm-zone” on one wall, perhaps with a large bulletin board or a chalkboard for jotting down ideas and visualizing projects, encouraging innovative thinking.
  • Add two large potted plants (lemon trees? fiddle leaf figs?) in front of the two front-facing windows: To bring life and natural beauty into the office, we plan to place two large potted plants, such as vibrant lemon trees or elegant fiddle leaf figs, in front of the main windows, enhancing the green view and purifying the air, creating a more pleasant atmosphere.

– The Kitchen (3% Complete) –

The kitchen, often considered the heart of the home, is slated for a complete overhaul. Our goal is to create a highly functional, beautiful, and inviting space that supports our culinary adventures and family gatherings, making it a true centerpiece of our home renovation.

To Do:

  • Take down the old curtains: The outdated curtains in the kitchen were removed early on to allow more natural light to flood the space and provide a clearer view of the exterior, instantly brightening the room.
  • Remove the wallpaper and paint the walls: The existing wallpaper is a major element to address. Once removed, a fresh coat of paint will instantly update the kitchen’s aesthetic, creating a clean and bright foundation for its new design.
  • Convert giant triple window into french doors leading onto deck: This is a transformative project! Replacing the large triple window with elegant French doors will dramatically improve flow to the back deck, enhance natural light, and create a seamless indoor-outdoor living experience, perfect for entertaining.
  • Open wall between kitchen & living room then add built-ins on either side: To foster a more open-concept feel and improve connectivity, we plan to open the wall separating the kitchen and living room. On either side of this new opening, we’ll add custom built-ins, similar to the dining room built-ins in our current house, providing valuable storage and architectural interest.
  • Prime and paint the woodwork that wraps around the bottom half of the room’s walls: Similar to other rooms, the woodwork in the kitchen will be primed and painted to a crisp finish, ensuring consistency and brightness throughout the home, adding a touch of classic elegance.
  • Full kitchen reno (replace the faux brick linoleum, damaged cabinets, laminate counters, bad lighting, old broken appliances, etc.): This is the major undertaking! A complete kitchen renovation will involve replacing the faux brick linoleum with a durable and stylish flooring, installing new, modern cabinets and countertops, upgrading the lighting to a more functional and aesthetically pleasing design, and replacing all old, broken appliances with energy-efficient models.
  • Perhaps try our hand at heated floors under some fresh tile (that might spill into the foyer and hall bath if we can’t salvage that tile): For ultimate comfort, especially in a kitchen, we are considering installing heated floors beneath new tile. If the foyer and hall bath tiles are unsalvageable, this heated flooring might extend into those areas for a cohesive and luxurious feel, a truly modern home upgrade.
  • Organize the pantry with pull out drawers and bins and containers (and paint the door a fun color or replace it with frosted glass?): The pantry needs a major organization overhaul. We’ll outfit it with pull-out drawers, various bins, and containers to maximize storage and efficiency. We’re also debating painting the pantry door a fun, unexpected color or replacing it with frosted glass for a stylish touch, making it both practical and pretty.
  • Amp up the “command center” area across from the triple windows: The current area opposite the triple windows has potential to become a highly functional “command center.” We plan to design it with elements for organizing mail, charging devices, and managing daily household tasks efficiently, essential for a busy family.
  • Paint the new kitchen french doors and door to the sunroom (black? charcoal? soft turquoise? white?): Once the new French doors are installed, and the sunroom door is prepped, we’ll choose a bold and complementary color – perhaps a striking black, a sophisticated charcoal, a soft turquoise, or a classic white – to make these entrances pop and align with our interior design vision.
  • Get water filter for under the sink: For convenience and healthier living, installing an under-sink water filter is a high priority, providing easy access to filtered drinking water, a simple yet impactful home improvement.
  • Add window treatment and pendant over the sink & a larger new light fixture over the eat-in area: To complete the kitchen’s design, we’ll select a stylish window treatment for the sink area, install a chic pendant light above the sink, and choose a larger, statement light fixture for the eat-in area to define and illuminate the space, enhancing both form and function.
  • Figure out how to create a drop zone for coats, shoes, etc. (maybe in the garage if not in here?): A “drop zone” near an entry point is essential for managing daily clutter. We need to strategically plan a space for coats, shoes, and bags, potentially integrating it within the kitchen area or dedicating a section of the newly organized garage, crucial for maintaining a tidy home.

– The Sunroom (10% Complete) –

The sunroom, currently an enclosed space with potential, is destined for a major transformation into an open, inviting covered porch. This will maximize our enjoyment of the outdoors while providing a sheltered living area, seamlessly blending indoor and outdoor living spaces.

To Do:

  • Rip up old carpet and padding: The first step was to remove the worn-out carpet and padding, revealing the concrete slab beneath and clearing the way for future flooring, a necessary initial demolition.
  • Permanently remove the broken base heater: The old, broken base heater is inefficient and unsightly. Permanently removing it will clear the wall space and improve the aesthetics of the room, preparing for a more modern climate control solution.
  • Eventually retile the floor with outdoor-safe stone to upgrade the old concrete floors (down the line for Phase 2): For Phase 2, we plan to retile the concrete floor with durable, outdoor-safe stone. This will provide a significant aesthetic upgrade and ensure longevity in an open-air environment, creating a refined outdoor surface.
  • Convert sunroom to an open covered porch with new columns and no more sliders: This is a flagship project! Many of the existing sliders are damaged, and the posts are rotten. Our vision is to convert the sunroom into an open covered porch with sturdy new columns, eliminating the sliders entirely to create an expansive, airy outdoor living space, much like this inspiring example, enhancing our exterior living.
  • Build a brick outdoor fireplace off of the sunroom after we open it up?: Once the sunroom is transformed into an open porch, we’re contemplating building a charming brick outdoor fireplace nearby. It would be a cozy focal point, similar to this, but with our unique twist, perfect for cool evenings and outdoor entertaining.
  • Add beadboard to the ceiling and paint it soft blue?: To enhance the porch’s charm, we’re considering adding beadboard to the ceiling and painting it a soft, sky-like blue. Now, observing this extensive and somewhat “crazytown” list, one might be tempted to feel overwhelmed or even a little sorry for us. But let me assure you, by some wonderfully strange evolutionary glitch, we are absolutely, hopelessly in love with the process of upgrading a house. This passion for DIY and home improvement was ingrained long before it became part of our professional lives. For us, the journey itself, the satisfaction of planning, tackling, and seeing a space transform, is infinitely more exciting than merely reaching the finished destination (you can read more about this philosophy here). We’ve also discovered that by approaching tasks one day, one project, one small victory at a time, we successfully mitigate any feelings of being overwhelmed. And did I mention how much sheer joy we get from crossing things off?

As for the method to our “project order,” it’s delightfully flexible. Unless something necessitates immediate attention for safety or extreme urgency, we simply tackle whatever sparks our interest or fits our current mood. This often means jumping around a lot, embracing a fluid approach to renovation. At this very moment, our thoughts are leaning towards these next exciting tasks:

  • Repainting the salmon walls in the living room for a fresh look.
  • Whitewashing the living room fireplace to create a cozier focal point.
  • Stripping and re-staining/sealing the back deck to restore its beauty and protect it.
  • Giving the light fixture in the foyer an “Oil-Rubbed Bronze” (ORB) finish for an updated touch.

So, those are the projects currently on deck for our next round of updates. We’re always curious to hear how others manage their own extensive house to-do lists.
