Unveiling Our New Home: Floor Plan and a Vision for Transformation
The anticipation is palpable as we eagerly await the finalization of our home purchase. While we’re still holding off on a grand virtual tour until the ink is dry and we’ve officially moved in, we couldn’t wait to share a glimpse into our soon-to-be new abode. To give you a tangible sense of the space we’ll be working with, we’ve put together a rough floor plan using the fantastic (and free!) service, Floorplanner.com. Please keep in mind that all measurements are approximate, compiled from our meticulous notes during the inspection and details gleaned from the sales flyer. This initial layout provides a foundational understanding of the canvas upon which we’ll soon begin to paint our family’s future.

*While precise measurements for smaller areas like bathrooms and hallways aren’t available on this rough plan, we can confirm that the total square footage for this charming residence is estimated to be around 2,500 square feet. You’ll also notice the practical stacking of the washer and dryer in a compact mudroom conveniently located off the carport, a smart space-saving solution from the outset.
Understanding Our Canvas: The Original Floor Plan
Taking a closer look at the initial layout, you might find a subtle familiarity, especially if you’re acquainted with our current home’s floor plan. It’s almost serendipitous how many elements align with our long-held aspirations. For years, we’ve mused about our dream home additions. We’ve always envisioned a serene master bedroom complete with a true en-suite bathroom – a luxury our current casa, with its single full bathroom not attached to any bedroom, simply doesn’t offer. Furthermore, the idea of a more expansive, casual family or living room has always been on our minds. We’ve yearned for a cozy sectional where everyone can gather comfortably, a desire continuously thwarted by the long, narrow configurations of our present living spaces.
From Wishlist to Reality: Key Features of Our New Home
Sherry, in particular, has harbored a serious case of “island envy” for years, dreaming of a central kitchen island that serves as both a culinary workspace and a family gathering point. Lo and behold, this new house actually possesses the layout potential to accommodate such an addition! In essence, this home feels like a beautiful amalgamation of everything we love about our current residence, combined with a thoughtful incorporation of all those cherished “wish list” items we’ve always longed for. The mere thought of these possibilities sparks an incredible amount of excitement and creative energy within us, making this house feel less like a purchase and more like a destined partnership.
The Journey Home: Finding Our Perfect (Imperfect) Match
Our journey to finding this particular home was not without its rigorous challenges and extensive searching. We are incredibly thankful to have finally stumbled upon this gem. What truly sets this property apart is how comprehensively it aligns with nearly all of our predefined parameters. From securing a spot in an excellent school district to its convenient proximity to family, and boasting a lush, lovely yard perfect for our beloved pets, Burger & The Bean, this house ticks almost every box. Crucially, it also comfortably falls within our budget, a non-negotiable factor in our home search.
Embracing Space: Why 2,500 Square Feet Is Just Right for Us
Admittedly, there was one minor deviation from our initial target: the size. We’ve always championed a modest lifestyle, valuing spaces that multitask and, perhaps most importantly, not having to shoulder the burden of cleaning an overly large house. At approximately 2,500 square feet, this home is a tad larger than we originally envisioned. However, we quickly realized that it’s far from “too crazy” in terms of size. We’re confident that we can comfortably grow into it, making every square foot count. This extra space also presents a wonderful opportunity to take some of the entertaining brunt off John’s incredibly generous sister, who currently hosts most family gatherings in her 3,000 square foot home. While we cherish those moments at her place, we’re thrilled at the prospect of creating a welcoming hub where our entire crew can gather in our own home.
Our average family get-together typically ranges from 10 to 16 people, and in our current house, our dining table, tucked into a living room corner, can only comfortably seat six. This new home’s potential for a more spacious layout will significantly enhance our ability to host. Moreover, with additional square footage comes the exciting promise of more DIY projects to tackle – a prospect that genuinely excites our creative spirits! Ha.
Envisioning the Future: Our Proposed Floor Plan Transformation
With the initial blueprint in hand and our family’s lifestyle at the forefront, we’ve already begun envisioning how we can adapt this floor plan to maximize its potential and truly make this house our home. The beauty of this property lies in its flexibility, allowing us to implement changes that will better serve our daily routines, entertaining needs, and long-term goals. We’ve highlighted our conceptual changes in the following floor plan image, which offers a sneak peek into our exciting redesign journey. Below the image, we’ll break down each proposed modification in greater detail, explaining the rationale and the positive impact we anticipate.

A Deep Dive into Our Home Renovation Ideas
Our transformation plans are comprehensive, touching various areas of the house to enhance functionality, flow, and comfort:
- Carport to Garage Conversion: Thanks to a thoughtful credit from the sellers, one of our immediate plans is to convert the existing carport into a fully enclosed garage. This crucial upgrade will provide much-needed secure parking, additional storage space, and improved protection from the elements, significantly boosting both convenience and property value.
- Dining Room to Dedicated Office Space: The modestly sized dining room, often underutilized in modern living, will be reimagined as a dedicated home office. To ensure privacy without sacrificing natural light, we plan to add elegant French doors, creating a quiet and productive environment for work while maintaining an open feel. This transformation addresses a critical need for focused workspace in our increasingly remote-friendly world.
- Formal Living Room to Dynamic Entryway & Library/Dining Nook: The formal front living room, a space often left untouched in many homes, will undergo a dramatic transformation. We envision it becoming a welcoming entryway combined with a casual dining room and a cozy library area. This multifunctional zone will provide an inviting first impression, a versatile space for informal meals, and a dedicated corner for reading and relaxation, making every square foot work harder.
- Enhanced Kitchen Accessibility: To improve the flow and connectivity of the main living areas, we plan to add a large doorway leading directly into the kitchen from the newly designated dining room/library area. This open access will create a more cohesive and social environment, perfect for entertaining and daily family interactions.
- Strategic Bedroom Reconfiguration: Our bedroom strategy focuses on optimizing space for our growing family and frequent guests. One bedroom will be transformed into a dynamic playroom, designed to easily convert into a future nursery for kiddo number two when the time comes (we’re giving it a little while!). The second bedroom will become Clara’s dedicated space, providing her with a comfortable and personalized retreat. Finally, the third bedroom will be thoughtfully designed as a welcoming guest room, primarily for our frequently visiting family and friends. A significant upgrade here is that our guests will now have their own small, dedicated bathroom, freeing them from having to share a single shower with the entire household. This commitment to hospitality ensures a more comfortable and private stay for our loved ones.
- Kitchen Island & Expansive Living Room: The heart of the home, the kitchen, will see the addition of a much-desired island, enhancing both prep space and casual dining opportunities. Concurrently, we will widen the doorway leading into what was previously the family room. This expansive space will become our sole, central living room – a conscious decision based on our experience in our current house, where three rooms with sofas (the living room, den, and sunroom) proved unnecessary and underutilized. The formal living room, in particular, rarely saw any activity. By consolidating into one large, casual living space furnished with a comfortable sectional, our goal is to create the ultimate gathering hub where everyone feels invited to relax and connect. The more spacious kitchen, centrally located and soon to be open on all four sides, will seamlessly integrate with this living area, fostering an airy, welcoming, and accommodating atmosphere for our large, vibrant family gatherings.
- Creating a Double-Sided Fireplace: A truly remarkable architectural feature we hope to implement is a double-sided fireplace. Our vision involves carefully blowing out the back of the existing fireplace in the kitchen, allowing it to open into the new living room. This creates a stunning focal point that can be enjoyed from both spaces, adding warmth, ambiance, and a touch of sophisticated design that seamlessly connects the kitchen and living area.
Evolving Visions: Our Flexible Approach to Kids’ Rooms
Update: After sharing our initial plans but before the big move, we made a slight but significant adjustment to our children’s bedroom strategy. We decided to use Bedroom #1, the smallest and closest bedroom, as Clara’s room. Subsequently, Bedroom #2, which is the larger middle one, will be designated as a playroom now and will serve as a second kids’ bedroom in the future. We anticipate that Bedroom #2 will eventually become Clara’s spacious “big girl room,” and our second child, when he or she arrives in a few years, will then move into the nursery (Bedroom #1). This flexible approach allows us to adapt to our children’s evolving needs and optimize space as our family grows.
Our Renovation Philosophy: Live First, Transform Second
It’s important to clarify that we won’t be diving into any major structural work – no walls will be knocked down, islands built from scratch, bathrooms fully gutted, or fireplaces blown out – until we’ve had the chance to live in the house for a while. Our renovation philosophy is rooted in the belief that true understanding of a home’s functionality and our family’s needs only comes through daily living. We’ve learned this valuable lesson from past experiences; for instance, the clever plan to close off a door to gain a bedroom and an entire wall of cabinetry in our current kitchen only dawned on us after residing there for approximately six months. Rushing into extensive renovations before understanding how we truly use each space can lead to costly mistakes and regrettable design choices.
Immediate Steps: Bringing Our Vision to Life Through Cosmetic Changes
However, that doesn’t mean we’ll be idle! We plan to jump right into a series of impactful cosmetic changes that will immediately begin to personalize and refresh the space. This includes painting the walls, kitchen cabinets, trim, and doors, which will dramatically alter the home’s aesthetic. Simultaneously, we’ll be switching out outdated light fixtures and other hardware to add modern touches and enhance functionality. Our focus for furnishing the place will be on a casual, affordable, and kid-friendly approach, ensuring comfort and practicality for our family. Honestly, these days, it’s all I can think about. My desk is constantly surrounded by about 500 tear sheets, notes, and other inspiration piles. The excitement is almost unbearable. Is it mid-December yet? We can’t wait to begin this incredible journey of transforming our new house into a beloved home.
