Navigating the Sale: What Stays and What Goes? Essential Tips for Sellers

A common question we received from friends and followers alike was about what items we chose to sell along with the house. The simple answer is, “all the stuff you see remaining in these empty house pictures.” This topic often sparks debate and confusion among sellers and buyers, as regional customs can significantly vary. In our area, it’s generally understood that anything “attached” to the property – this includes light fixtures, curtains, blinds, open shelving units, and even bathroom mirrors – typically remains with the house unless explicitly stated otherwise in the listing or contract. Furthermore, in our region, homes marketed as “turn-key” or “move-in ready” often include all major appliances. The practical reality is that a refrigerator or stove from one kitchen might not seamlessly fit into the designated nook of another. Given our preference for purchasing “fixer-uppers” – properties that require renovation but come at a much lower price point – we don’t mind leaving appliances behind. This approach allows us the financial flexibility to invest in new, upgraded appliances tailored to our next renovation project, aligning perfectly with our passion for transforming spaces.

We often envisioned it in the same rich mocha color as the cork floors in the kitchen – oh man, that would have been absolutely delicious! It’s one of those projects that lingered on our wish list, always pushed aside for more immediate tasks. We’d bet money that the new owners will eventually tackle this, transforming the floors and bringing a cohesive, modern look to the entire space (fingers crossed for a house crash someday that we might see their updates!). It’s a testament to the ongoing journey of home improvement, where every chapter leaves room for the next.
