We installed elegant paver paths on both sides of the house, ensuring guests are guided effortlessly to these crucial amenities. This thoughtful design minimizes confusion and enhances the overall guest experience, making arrival and daily activities seamless. An update for inquiring guests: yes, a front door key and a shed key are provided inside for your convenience, allowing flexible entry and access to beach gear.

These paver paths, constructed from incredibly cost-effective $2 pavers, gained an elevated style factor thanks to their sophisticated herringbone layout. Each backyard also features an exceptionally cute and practical shed, awaiting our guests. These custom-built sheds serve as an ideal storage solution for beach chairs, toys, umbrellas, and other provisions, ensuring guests have everything they need for a delightful stay. Furthermore, the accompanying image powerfully illustrates the transformative effect of lush greenery. Observe the stark difference in the same shot before the trees fully bloomed and the grass was planted – it’s a truly remarkable metamorphosis that brings vibrancy and life to the space, highlighting the impact of well-executed landscaping on a duplex renovation.

A quick note on maintenance: after the grass took root, I treated the front porch bench with teak oil, using this product applied with a simple rag. You can visibly see how it enriches the wood in the photo featuring the newly greened grass. This is an excellent method for protecting and preserving wooden outdoor furniture, a technique I intend to replicate for the backyard furniture set, along with ensuring they are covered during the off-season to prolong their lifespan and beauty. Proper care is key to maintaining outdoor living spaces for long-term rental use.

Our skilled contractor expertly constructed the backyard sheds. After pricing various ready-made options, we found his custom-built solutions to be more economical, a welcome surprise! This also afforded us the advantage of utilizing the same matching HardiePlank siding as the main house, even extending to a metal roof, mirroring the front porch’s design. The shed doors were painted in Pale Patina by Sherwin Williams, harmonizing perfectly with the diamond back doors and the front shutters of the duplex. As for the charming decorative oars, we sourced them from HomeGoods and custom-painted them to align with the house’s color palette. Perhaps a touch of personalized flair, but we absolutely adore the unique coastal character they impart to our rental property.

The patio furniture was an absolute steal! We managed to acquire this expansive set, comprising two sofas, four chairs, and two coffee tables, for an incredible $534 during a major Wayfair sale. This works out to less than $90 per furniture item, which is truly remarkable for comfortable wooden sofas and chairs with cushions! The value is still exceptional, currently priced at $619 for all eight pieces, making it a fantastic option if you’re in the market for stylish and durable outdoor furniture for your own home or rental property. We particularly appreciate the versatility of this set, allowing pieces to be distributed between the front porch, side yard, or backyard as needed, offering flexible seating arrangements.
So far, we are immensely satisfied with this furniture. We received numerous endorsements from existing owners before purchasing, all attesting to its quality and comfort. To enhance comfort and back support, we’ve added a selection of accent pillows, including these striped ones and these attractive double-sided pillows from Target. Our plan includes covering these during the off-season and applying teak oil every spring and fall to maintain their pristine appearance and protect them from the elements. A valuable tip for keeping light outdoor cushions immaculate: we regularly pressure wash ours on a low setting each season using this model, a simple yet effective maintenance routine.

For those curious about the outdoor showers, here’s the breakdown. The actual outdoor shower kit is this specific model, highly recommended by our contractor, Sean, who has extensive experience with various types. The rot-resistant composite shower surround is cleverly constructed from fencing materials sourced from Lowe’s, ingeniously adapted to create a durable enclosure. Crucially, a proper draining base is essential for any outdoor shower setup. We utilized Azek, a composite, rot-proof product similar to Trex, designed with small gaps to allow water to drain efficiently into the gravel-filled base below. This prevents any flooding on the patio or surrounding areas, ensuring a clean and functional space after every use, especially important for minimizing sand and saltwater tracking into the rental units.

Privacy was a paramount consideration in the design of these showers. Each shower stall is entirely walled off from the adjacent one, preventing any visual intrusion. An additional board along the bottom of the dividing wall ensures that even bending down offers complete seclusion. This meticulous attention to detail ensures a truly private and comfortable showering experience for all guests, alleviating any potential self-consciousness and enhancing the overall comfort of their stay.

While it’s highly improbable that guests from separate units would be showering simultaneously, the fully divided bottom ledge provides an added layer of comfort and privacy. And speaking of thoughtful additions: hooks, hooks, and more hooks! We believe in providing ample hanging space everywhere. Each side of the backyard boasts eight outdoor hooks, complemented by an additional twelve in the mudroom, ensuring plenty of room for towels, swimsuits, and beach gear. This abundance of hooks is a small detail that makes a big difference for rental guests.
Flexible Spaces: Privacy and Connection in Duplex Backyards
This wider perspective helps to orient you and illustrates the thoughtful arrangement of the backyard. The two sides are essentially mirror images, yet the impressive 6-foot privacy fence effectively separates them. Approaching the left half of the backyard via the side path reveals another delightful feature: a verdant lining of greenery. Both side yards are generously planted with crepe myrtles, trees renowned for their extended flowering season throughout most of the summer. We eagerly anticipate sharing photographs when they burst into spectacular bloom, as it promises to be breathtakingly beautiful. We feel incredibly fortunate to have inherited existing fences and established greenery on both sides of the home, allowing us to focus primarily on selective new plantings in the front, the Japanese maple in the back, and the installation of lush grass, contributing to the overall beauty of our duplex renovation.

From the back door, this is the inviting vista of the left side’s backyard. The scene is once again adorned with charming string lights, features half of the cohesive furniture set (we ingeniously divided this larger collection), and, of course, boasts more of our beloved, glorious oars. Each element works in harmony to create a truly welcoming and functional outdoor living space, perfect for relaxing evenings or entertaining guests.

The taupe structure visible in the background of the image below is the shed belonging to our duplex neighbor. This positioning is incredibly advantageous, as it ensures that no neighbor’s kitchen window directly overlooks our backyard, providing an enhanced sense of privacy. In fact, these yards offer even greater seclusion than our own at the pink house, a detail for which we are truly grateful, making it an ideal private retreat for renters.

A significant improvement in our renovation involved relocating the new AC units to each side yard, a strategic move that freed up valuable space where the outdoor showers now reside. This before-and-after comparison clearly illustrates the previous placement of these units, highlighting the thoughtful planning involved in optimizing our duplex’s functionality and aesthetics.

Furthermore, the back steps and railing system have received a considerable upgrade, now boasting a much more refined appearance. Learning from our experience with the wooden back and side steps at our “pink house” – which required extensive staining and sealing – we made the conscious decision to utilize low-maintenance, rot-resistant composite materials for the duplex’s back porches. We are delighted to report that these require virtually zero upkeep, aside from occasional blowing off of leaves and debris, making them an ideal, worry-free solution for a rental property and a smart choice for long-term durability.

The crisp white railings elegantly tie into the nearby outdoor shower enclosures, creating a cohesive and visually appealing aesthetic throughout the backyard area. This subtle design choice reinforces the sense of a meticulously planned and harmonized outdoor space, characteristic of a high-quality duplex renovation.

A crucial design insight we always advocate for, especially concerning steps and patios, is to maximize their width. Many builders instinctively narrow steps, even when presented with a wide landing. However, we are firm believers that steps should span the entire width of the platform from which you exit the house. This design principle makes the entire area feel more gracious, welcoming, and less constricted. Therefore, if you’re undertaking a similar project, prioritize a comprehensive discussion about step width and opt for the widest possible dimension – it truly transforms the perceived spaciousness and flow of your outdoor entryways, contributing significantly to a user-friendly design.
