Our Costly Pre-Listing Oversight

Selling a home is often cited as one of life’s most stressful events, a sentiment we can wholeheartedly attest to, especially when attempting to navigate the process for not one, but three properties simultaneously. This article delves into our recent experiences, sharing candid insights into the challenges, unexpected turns, and diverse strategies we employed to prepare and sell our homes. From a hilariously ill-timed landscaping project that made our house look worse just before listing, to the meticulous art of staging, and the crucial decision of whether to hire a real estate agent, we cover it all. Join us as we unpack the intricacies of modern home selling, offering practical advice and relatable anecdotes to help you on your own journey.

Our recent adventures in real estate have been nothing short of a learning marathon, providing us with a unique perspective on the multifaceted world of property transactions. We’re not just selling one house; we’re selling three, each with its own set of circumstances and requiring a distinct approach. This diverse portfolio of sales—some managed with the expert guidance of a real estate agent and others through the owner-direct route—offers a rich tapestry of experiences that we’re eager to share. Understanding the rationale behind each choice, including the strategic decision to invest in a “pre-inspection” for our Richmond home, is key to appreciating the preparation efforts that ultimately shaped our listing strategy. Additionally, we’ll touch upon Sherry’s remarkably unconventional, yet entirely accidental, method for decluttering her digital life, proving that sometimes the best solutions arise unexpectedly.

Unveiling the Transformation: Preparing Your Home for Sale

Getting a house ready for market is an intensive process, demanding attention to detail and a keen eye for what buyers truly value. Our recent experience involved a full-scale assault on clutter and grime, transforming our home into a pristine showcase for prospective buyers. The goal is always to present a canvas upon which potential owners can easily envision their own lives unfolding, free from the distractions of the current occupant’s belongings.

A perfectly clean and organized garage, ready for a home showing.

One of the most satisfying transformations occurred in our garage. This space, often overlooked, was literally the cleanest, emptiest, and most cobweb-free it has been since we moved in. This monumental effort was a direct result of preparing for the real estate showings that took place this past weekend. A clean garage signals to buyers that the home has been well-maintained throughout, extending beyond the visible living areas. It creates an impression of thoroughness and care, contributing positively to the overall perception of the property.

Sherry’s comprehensive guide, “Staging Your House To Sell,” offers an abundance of practical advice for anyone looking to maximize their home’s appeal. This essential resource provides specifics on effective decluttering, neutralizing personal spaces, and deep cleaning techniques that can make a dramatic difference. It also highlights various small, low-cost DIY projects that homeowners can tackle themselves to significantly enhance market readiness. For instance, consider the room depicted below, expertly staged by Sherry. The transformation wasn’t about expensive renovations but rather strategic editing. Furniture was rearranged, some pieces were swapped with items from a nearby family room, and a fresh, neutral wall and fireplace color were suggested. These subtle changes collectively created a vastly different ambiance. Here’s a glimpse of the “before” state:

A 'before' photo of a living room with more furniture and personal items.

And now, observe the “after” photograph. Remarkably, not a single new item was purchased for this staging. The entire effect was achieved through thoughtful rearrangement and reduction of existing furniture. You might wonder if the room appears a little sparse furniture-wise, and the answer is undoubtedly yes. However, does the room simultaneously look approximately twice as large as in the “before” photo? Absolutely! This illustrates a fundamental principle of home staging: you are selling the house, its space, and its potential, not your personal furniture or decor. This particular home, after undergoing such strategic staging, went under contract within a single day of hitting the market, a testament to the power of presenting a property in its best, most neutral light.

The decision to hire a real estate agent or pursue a For Sale By Owner (FSBO) approach is a pivotal one, heavily influencing the selling experience and outcome. This is a topic we’ve explored in depth previously, including in Episode #56 of our podcast, where we openly discussed a significant mistake made when selling our very first house by owner. Furthermore, for those interested in the intricacies of FSBO, we’ve chronicled the play-by-play of selling our second house independently in this post and provided general FSBO tips in this one. In this week’s podcast, we delve into why, despite past FSBO successes, we’ve opted to utilize real estate agents for two out of our three current house sales. The choice often depends on market conditions, personal time constraints, desired level of control, and ultimately, a realistic assessment of one’s own capabilities and comfort with the legal and negotiation aspects of selling a home.

Beyond the agent debate, the sheer volume of tasks required to prepare a home for sale can be overwhelming. We previously shared a comprehensive list of everything we did to prep our last house for market, a detailed rundown that we plan to compile for our current home as well. This involves everything from minor repairs and deep cleaning to landscaping and strategic staging. For an even broader perspective on all facets of the home buying and selling process, our dedicated Moving, Selling, & Buying category offers a wealth of posts, covering everything from finding the right property to navigating closing procedures. It’s a valuable resource for anyone stepping into the real estate arena, providing insights from both the buyer’s and seller’s points of view.

The Unforeseen Obstacles: When Projects Go Awry

Not every project goes as planned, especially when working against a tight deadline for a home sale. We recently experienced a classic case of Murphy’s Law, where a necessary repair inadvertently made our yard look worse just before listing. The image below captures the rather sad state of our backyard, a direct consequence of having to rerun the electrical line to the shed a few weeks prior. This involved digging trenches and disturbing the established lawn, leaving behind a less-than-picturesque landscape. While we ideally would have loved to present a lush, verdant lawn, sometimes timing simply isn’t on your side. In a different season, we might have had better luck getting it to green up and recover before putting the house on the market. However, there’s always a silver lining: at least the shed now has reliable power, a practical improvement that will benefit the new homeowners, even if the aesthetic cost was temporary.

This experience highlights a crucial aspect of home selling: balancing necessary repairs with aesthetic improvements, especially when time is of the essence. While curb appeal is paramount, sometimes functional integrity must take precedence. It’s about being transparent with potential buyers about recent work and focusing on the underlying value and improvements made, even if the visual recovery is still in progress. Buyers often appreciate honest communication and the assurance that essential systems are functioning correctly, even if the lawn hasn’t had time to fully regenerate after a major undertaking.

Discovering Joy Amidst the Chaos: Our Current Favorites

Amidst the whirlwind of home sales and renovations, finding moments of relaxation and enjoyment is essential for maintaining sanity. We’re always on the lookout for simple pleasures that bring our family together, and we recently discovered a new favorite that has quickly become a staple in our game night rotation. This is the highly engaging strategy game, Blokus, which we received from a friend not long ago. Since then, it’s been played a tremendous amount in our household. What makes Blokus so appealing is its accessibility: both our 5-year-old and 9-year-old easily grasp the rules, and to my occasional chagrin, both have successfully beaten me at it! Beyond its competitive fun, it’s also incredibly quick to set up and relatively fast to play, making it a perfect addition to our game closet for spontaneous family fun. It strikes a wonderful balance between simple rules and strategic depth, ensuring that both children and adults remain engaged.

On a lighter, more nostalgic note, Sherry recently blessed our ears with a delightful rendition of a classic pop culture reference. If you happened to miss the subtle yet brilliant “Teamocil” reference she so beautifully sang—”There’s no ‘I’ in Teamocil, at least not where you’d think!”—then you’re in for a treat. This memorable line hails from the iconic television series Arrested Development, known for its quirky humor and intricate running gags. You can catch the original context, and likely a few laughs, at the beginning of this musical montage dedicated to the best musical moments from ‘Arrested Development’:
