Our Two Divergent House Hunting Journeys

This week, we’re pulling back the curtain on the comprehensive strategies we employed to successfully find and secure our dream home in Florida, despite the formidable challenge of being 800 miles away. Our journey involved a meticulous process of prioritizing our non-negotiable needs against our desired wants, diligently sifting through an overwhelming volume of real estate listings, and leveraging cutting-edge technology to bridge the geographical distance. We’re also bravely sharing the story of a disheartening phone call from our contractor that, against all odds, morphed into an unexpected blessing, ultimately saving us from a monumental future headache – a headache that could have left us in our new Florida abode with absolutely zero functioning bathrooms. Furthermore, listeners will delight as Sherry’s distinctive and often humorous way with words once again takes center stage, and John reveals the extreme lengths to which he takes organizational prowess, transforming basic spreadsheeting into an art form essential for long-distance home buying.

Florida Home Renovation: Embracing the Unexpected Journey

  • Our exciting Florida house renovation has hit its stride, albeit with some significant unexpected turns. We’re thrilled to offer a glimpse into the current state of affairs, especially after the monumental discovery that literally *all* of the drywall on the first floor required complete replacement. What initially felt like a daunting setback has transformed into an opportunity to address foundational issues and ensure the long-term integrity and beauty of our new home. This extensive undertaking means a more thorough and lasting renovation, ensuring our Florida retreat will be as structurally sound as it is aesthetically pleasing.

  • We are eagerly anticipating the chance to share a more comprehensive collection of renovation pictures in the coming weeks, once the house is more secure and further progress has been made. For now, we’re providing a candid look at the home’s sole existing bathroom – a crucial space that will serve all our needs until we complete the addition of an en-suite bathroom post-move-in. Our initial plans included retaining the existing tub/shower combination, but a timely discovery of a significant leak hidden behind the wall necessitated a full-scale renovation of the entire room. While this added to our project scope, it guarantees that upon moving in, this essential bathroom will be sparkling new, entirely leak-free, and ready for use. It’s a testament to how unexpected challenges can often lead to superior, more durable results in home renovation projects.

  • For those who missed the gripping saga of how our infamous plumbing curse seemingly followed us all the way to Florida, you can catch up on all the details right from the start of Episode #168. This episode delves into the comical and often frustrating plumbing woes that have become a recurring theme in our homeownership journey.
  • Additionally, if you’re curious about the spirited debate surrounding various storage solutions – particularly baskets – which famously inspired Sherry’s impromptu musical masterpiece, “Baskets In The Attic,” you won’t want to miss Episode #123. This particular episode also boasts one of our all-time favorite and most thought-provoking titles: Baskets: Friend Or Foe? It’s a discussion that humorously explores the practicality and pitfalls of basket usage in home decor and organization.

  • Looking ahead, we’re excited to announce that later this week, we’ll be unveiling a comprehensive post brimming with inspiring design images that are currently shaping our vision for the Florida house renovation. Don’t be surprised if these inspiration boards feature a prominent and captivating display of woven textures, similar to those showcased above. We are leaning heavily into a natural, coastal-inspired aesthetic that incorporates warmth and organic elements into every corner of our new home. Consider this a delightful #spoiler of the design direction we’re taking!

  • We extend our heartfelt gratitude once again to our dedicated listener, Jeannie Rodriguez, for her creative genius in crafting this week’s engaging podcast game, “What’s Sherry Describing?” Her imaginative descriptions always make for a fun and challenging segment! For those interested in financial wisdom, you can also hear us interview her incredibly insightful husband, affectionately known as “Dr. Budgets,” in Episode #63. He shares an abundance of practical and invaluable budgeting tips that can truly transform your financial habits.
  • Below, you’ll find direct links to the various objects Sherry hilariously described, along with the specific podcast episode where each clip originally aired. Her unique interpretations often leave us, and our listeners, in stitches:
    • The rejuvenating ice roller, which Sherry famously likened to a “zamboni for her face,” a perfect tool for a refreshing skincare routine, was discussed in Episode #142.
    • Our comforting salt lamp nightlights, lovingly referred to as “not-rocky-cylinders” due to their smooth, serene glow, provided a calming ambiance in Episode #65.
    • The highly efficient divided turntable organizer, described with whimsical precision as “pizza shaped wedges,” a brilliant solution for kitchen and pantry organization, was a topic of interest in Episode #76.
    • Sherry’s personal favorite, her reliable Corkcicle water bottle, praised for its innovative design that “doesn’t ting-a-ling-a-ling bottom” when placed on surfaces, preventing annoying noise, was featured in Episode #150.
    • The delightful outdoor kids’ swing, imaginatively portrayed as a “crocheted hoola hoop” for its unique and inviting design, brought joy and playfulness to Episode #48.
    • And finally, the ingenious Drop Stop, a practical car accessory that Sherry cleverly described as a “sock full of rice for the crack,” designed to prevent items from falling between car seats, proved to be an invaluable gadget in Episode #109.

Our Strategic Approach: Long-Distance Florida House Hunting

  • Embarking on a long-distance move requires careful consideration and strategic planning. You can delve into a broader discussion about the foundational reasons behind our decision to relocate and the thoughtful process by which we ultimately selected the Florida Panhandle as our new home in Episode #163. For an even more detailed account, we invite you to explore this accompanying blog post, which provides extensive insights into our motivations, research, and the emotional journey of choosing our next chapter.
  • To truly grasp the sheer scale of the challenge we faced, imagine the overwhelming number of potential properties in the areas along the Panhandle we were actively considering. The image below provides a visual representation of search results even after applying our initial, crucial parameters – mandating at least three bedrooms and two bathrooms, and specifically filtering for homes with a private pool. The outcome? A staggering 900 results! This enormous volume of options immediately highlighted the critical need for a highly organized and systematic approach, thus paving the way for the creation of our now-infamous real estate spreadsheet. Without such a robust tool, navigating this sea of listings would have been virtually impossible from afar.
  • After meticulously favoriting promising properties within our preferred real estate apps like Zillow and Realtor.com, the next crucial step was to transfer this raw data into a more actionable format. This is where the infamous spreadsheet, masterminded by John, became our indispensable tool. It was designed to help us systematically organize and wrap our heads around the hundreds of homes that checked the most boxes on our carefully curated list of priorities and non-negotiables. Each row represented a potential property, and columns were dedicated to key features, estimated renovation costs, pros, cons, and our subjective ratings. This detailed quantification allowed us to move beyond mere aesthetics and evaluate properties based on practical criteria, preparing us for our condensed in-person visit.
  • To provide a tangible sense of its utility, here’s a representative snapshot of what our comprehensive spreadsheet looked like. While this image only displays a fraction, mentally extend it to include approximately 70 more rows, each filled with detailed assessments and crucial data points. This powerful organizational tool was instrumental in enabling us to finalize a highly targeted list of houses that we absolutely needed to see with our dedicated realtor during our brief, two-day visit to Florida in February. Given our limited time on the ground, maximizing efficiency was paramount, and the spreadsheet ensured every minute of our in-person house hunting was productive and purposeful, helping us make the most informed decision possible under pressure.

  • As I emphasized during the podcast episode, even the most sophisticated digital system isn’t foolproof, and our spreadsheet, while invaluable, wasn’t a perfect substitute for in-person evaluation. So much of the intricate home buying process involves subjective elements that are incredibly difficult, if not impossible, to quantify accurately through online research alone. Critical factors such as the intrinsic feel of a good floor plan, the actual walkability of a neighborhood – beyond mere numerical scores – and the overall ambiance and community spirit of a given area are dimensions that truly require physical presence to fully appreciate. These nuanced aspects highlight the enduring importance of on-site visits in making a truly informed decision about such a significant investment.
  • The “Walkability” scores prominently displayed in our spreadsheet, derived from each home’s data on WalkScore.com, serve as a prime example of the limitations of purely digital metrics. While they offer a useful initial guide, these scores are far from definitive and absolutely require validation through additional, hands-on research – such as meticulously exploring Google Satellite maps for context and, ideally, experiencing the area firsthand. For instance, our former Cape Charles beach house surprisingly garners a higher WalkScore than our new Florida house, despite the undeniable reality that our Florida home offers walkable access to approximately twice as many amenities and destinations in real life. This stark discrepancy underscores that nothing truly surpasses the experience of seeing things in person, literally parking your car, and walking around to personally test out the accessibility and ambiance of a location. This is precisely what we loved doing during our intensive house-hunting visit to Florida. As a humorous side note, both of these homes’ walk scores significantly outshine our current Richmond house, which by contrast, registers a mere score of 1 – a stark reminder of varying urban and suburban designs.
