We Sold Our House: How We Did It and What Changed

Our Richmond home is officially under contract, and the way it came together was unlike any previous sale we’ve experienced. Today we’re sharing how it unfolded, why it felt unexpectedly emotional, and what this means for our planned move in June. We’ll also spotlight an unsung hero from our bathroom renovation and explore whether we’ve all been storing bathroom items the wrong way. Plus, we talk about an app that may be nudging Instagram out of Sherry’s top spot.

What’s New

Front of the Richmond house
  • Over a whirlwind weekend our house saw a lot of foot traffic and, by the end, we had a signed contract. We’re so grateful.
  • The full story is in this week’s episode, including how we negotiated a “rent back” agreement that lets us stay in the house through June, and why we chose the best terms over the highest offers.
  • We referenced previous experiences selling houses that weren’t as straightforward. If you want more detail on those sales, check these posts for background:
    • How we sold our first house by owner
    • Did we make a profit selling our first house?
    • How we sold our second house by owner
    • Did we make a profit selling our second house?
    • More on this topic is in our Moving, Selling, and Buying archives.
  • Reviewing those posts made me realize I’d blended details from each sale in my memory. The first house took longer (14 showings across a stressful three weeks and sold for less than we’d hoped), while the second sold quickly with only three showings. Despite the foggy retelling in the episode, the takeaway is the same: this sale was by far the smoothest we’ve had. Knock on wood.

What’s Not

Bathroom detail
  • If you missed our bathroom reveal post last week, you can see the before-and-after photos and a full renovation budget breakdown there.
  • We also mentioned a Reader’s Digest piece outlining 11 Things You Shouldn’t Store In Your Bathroom, which is worth a read if you’re rethinking bathroom storage.
  • And the movie we were trying to remember was The Secret Life of Walter Mitty.

We’re Digging

Tension shower rod in use
  • One product we keep recommending is the no-drill tension shower rod we’ve used in three houses (our current home, the duplex, and the beach house). It’s reliable, priced around $20, easy to install, and we rarely find it on the floor like cheaper rods of the past.
  • If you’re curious about Marco Polo, it’s a video-messaging app we’ve been enjoying. It’s designed to help people stay close with asynchronous video messages — a feature that really resonated with us.

If you’re looking for something we’ve mentioned in a past episode but don’t remember which show notes to open, here’s a master list of everything we’ve been digging from past episodes. You can also see all the books we’ve recommended on our Book Club page.

We’re grateful to Crypton Home Fabrics, available at Calico stores, for sponsoring this episode. Visit Crypton for details and to learn about current offers available in-store at Calico using the promotional code we mentioned in the episode.
